Affordable Housing Community Manager

Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. They manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management, ensuring compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns. Preferred Experience Minimum of 2 years' experience with affordable housing programs (e.g., LIHTC, HUD, USDA, etc.). Affordable Housing Accreditation or relevant designations (preferred but not required). Essential Duties & Responsibilities Personnel Management: screen, hire, train, coach, and develop on-site staff; complete schedules and assignments; address performance issues; promote harmony and quality job performance. Financial Management: achieve highest possible net operating income through cost control, revenue & leasing improvement; develop budgets, forecasts; monitor receipts, reconciliations, and vendor invoices; ensure accurate financial reporting. Strategic Leasing Management: develop marketing plan; ensure effective leasing techniques; handle resident complaints; implement resident retention programs; show, lease, and move in prospective residents. Administrative & Maintenance Management: ensure accurate reporting; head emergency team; manage customer service; monitor service request turnaround; maintain property appearance; plan for property resources; supervise maintenance and rehabilitation activities. Qualifications High School Diploma or equivalent; Bachelor’s degree preferred, or four‑year experience in the housing industry; or one‑two years related experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and understanding of Fair Housing Laws and OSHA requirements. Physical Requirements Required to stand, use hands, reach, talk, hear; walk, sit; occasionally stoop, kneel, crouch, crawl; lift up to 25 pounds.
