Position Title: Facilities Technician II Job Category: University Staff Employment Type: Regular Job Profile: Facilities Technician II Job Duties: This position performs repairs and preventative maintenance on electrical, plumbing, heating, residential and commercial grade kitchen equipment, painting, building envelope, and other mechanical systems and apparatus on the UWL campus (academic buildings, residence halls and student centers). This position performs a majority of the work independent of supervision and must be able to make correct judgement calls in responding to various types of emergencies. This position reports directly to the Assistant Director of Facilities Management. The normal work schedule for this position is Monday through Friday, 7:00 a.m. to 3:00 p.m. but hours may vary based on the needs of the department. This position is required to respond to occasional after hours emergencies. Physical Demands: Ability to grasp, lift and/or carry tools, equipment or supplies, up to 75 pounds on a regular basis. Physically be able to work in various positions, i.e. with arms above your head for periods of time; bending, twisting, crawling, squatting, climbing, stooping or kneeling; on scaffolding, ladders or stairs; standing, sitting or walking, while continuously performing job functions. Working Conditions and Environment: Physically be able to work in various environments without adverse physical reaction, e.g.; in confined areas; within extreme temperature ranges; in hot, noisy, dirty or dust-filled areas; at heights above 30 feet, etc. The individual in this position may be contacted outside of scheduled work shifts and need to perform emergency repair, maintenance, and/or installations. This position is required to wear steel or composite – toe footwear compliant with ASTM F2413. Miscellaneous Information: Required to maintain current field related skills and knowledge and its associated codes by attending training programs, conferences and subscription or memberships of professional organizations. Key Job Responsibilities: Miscellaneous Duties: Repair or replace steam traps and steam valves on low pressure steam systems. Maintain the shop, tools and vehicle. Respond to “too hot/too cold or no ventilation” complaints in the absence of HVAC Specialists. Repair and maintain pneumatic air compressors (draining moisture from the air tank, adding or changing oil, belt maintenance and replacing other parts as required). Repair and maintain air handling units and exhaust systems (lubricating, filter replacement, coil cleaning, motor repair/replacement, belts, pulleys, bearings and damper adjustments and/or repairs). Complete work order forms and other reports as required. Order materials and supplies as required. Participate in require safety training. Perform other duties as assigned by supervisor. Facility Repairs: Assemble, repair, refinish furniture, chairs, etc. Repair, fabricate and install broken windows and screens. Repair and install drapes, blinds, window shades, etc. Install or adjust wall hangings, coat hooks, screens, bulletin and marker boards, trim, etc. Perform carpet installation and repair. Construct book shelves/bookcases, platforms, decks, enclosures, etc. Perform work with, and independent from, trade employees on projects including installation of metal and wood studs, drywall, paneling, ceilings, etc. Install interior trim, cabinets, etc. Cut, fit, and install moldings, baseboards and similar finishing or trim work. Perform and coordinate complex installations for Information Technology Services (ITS) including mounting overhead projectors, screens, and other complex electronics. Perform installation and repair of resilient floor tiles. Assist in the laying and finishing of concrete. Prepare surfaces for painting and perform touchups. Perform interior and exterior painting. Relocate building and departmental equipment including specialized moving processes, mounting/installing equipment to the building structure, etc. Mechanical, Plumbing, and Electrical Repairs: Repair a variety of plumbing, faucets, toilets, urinals, drinking fountains, outside water spigots, garbage disposals, etc. Repair a variety of piping. This includes soldering copper, cutting and threading galvanized and black pipe, assembling PVC and replacing compression fittings, etc. Repair slow draining or stopped up drain lines. Repair custodial de-liming machines and extractors. Repair or replace electrical switches, outlets, lights, ballasts, etc. Perform repairs to kitchen and food service equipment including dish washers, refrigerators, freezers, kitchen appliances, etc. Remove and install kitchen and food service appliances as needed. Test and replace components of building fire alarm systems including smoke and heat detectors, pull stations, horn/strobe units, etc. Repair vacuums and wet-dry vacuums. Perform core drilling and wire installation for mechanical, data, phone, and cable wiring. Service and maintain water softeners in all academic and residence halls. This includes coordinating salt deliveries, filling softeners with salt, monitoring consumption, cleaning salt tanks, repairing softeners, etc. Department: Administration and Finance Division Compensation: $19.23 / hour Required Qualifications: Minimum of high school diploma or equivalent. Experience with plumbing, mechanical and electrical repairs. Hold and maintain a valid driver’s license, meeting the criteria for driving a state vehicle. Ability to wear protective equipment, i.e. respirator, breathing apparatus, hearing, or eye protection, etc. Analytical skills necessary to diagnose and correct the cause of both common and infrequent failures in equipment and systems. Knowledge of mathematical skills necessary to prepare cost estimates, maintain inventories and prepare charge-back documents. Ability to effectively deal with stressful situations such as responding to urgent or emergency situations involving system failures. Initiative to problem-solve and identify job functions that may serve as preventative measures to minimize future repairs or maintenance. Preferred Qualifications: Associate’s degree in a directly related field. Experience working in construction, carpentry, maintenance or related field. Experience in the installation, maintenance, or repair of commercial kitchen equipment. Experience working in a higher education institution. Knowledge of essential job functions and ability to safely perform the duties with minimal supervision. Knowledge or ability to learn relevant software and/or computer languages in order to operate preventive maintenance, work order, time reporting and inventory control programs.
