Leasing Manager Unit Size: Minimum of 500 units or multiple sites Reports to: Community Manager Direct reports: Varies by Community Location: The Residences at Pearland Town Center Apartments - Pearland, TX 77584 Position type: Full Time, 30-40 hours per week, Day shift Monday–Friday Salary range: $25.48 - $26.92 per hour Travel: Up to 25% Role Overview Oversee all leasing activities, develop and implement marketing strategies, supervise and train Leasing Consultants, and ensure compliance with Company policies and Fair Housing guidelines. Key Responsibilities Assist in the successful marketing, administrative, and financial operations of the property. Maintain knowledge of community specials, floor plans, and unit pricing; ensure pricing is updated on the BH website. Support the on‑site team and Performance Analysts in marketing all units, diagnosing leasing problems, and providing solutions for vacancies and resident retention. Utilize market survey data to generate traffic from potential residents and monitor competitive properties. Promote and use third‑party online leasing programs in accordance with BH policies. Accurately enter prospective information and alert notifications into property management software. Assist with leasing duties, including tours of prospective residents, lease agreement preparation, and walk‑throughs of vacant units. Demonstrate understanding of Fair Housing guidelines and leasing regulations. Provide feedback to the team on rental rates and specials, recommending adjustments as needed. Perform other duties as assigned. Qualifications High School diploma or GED (required). Strong written and verbal communication skills. Advanced computer skills and proficiency with MS Office Suite. State leasing license, or ability to obtain required license(s) within the timeframe required by law. Minimum 2 years of prior leasing experience. Previous experience in a customer‑facing/customer service role. Strong understanding of Fair Housing guidelines, policies, procedures, and leasing documents.
