The opportunity

Turk Hospitality Ventures is conducting a confidential search for a Director of Engineering to lead engineering readiness, construction handover, and ongoing maintenance for an upscale hotel within a hotel and condominium development in Miami.

This is an opportunity to build the engineering operation before the first guest arrives. The successful candidate will work with development and construction teams to prepare the property for operation, establish preventive maintenance programs, and develop a dependable technical team. The role requires hotel opening experience, practical knowledge of complex building operations, and the ability to coordinate effectively with residential management and ownership.

Construction handover and opening readiness

• Lead the engineering pre-opening plan, including staffing, departmental budgets, tools, spare parts, service contracts, operating procedures, and maintenance priorities.

• Work with the development team, contractors, consultants, and suppliers on operational readiness. Coordinate commissioning activities, equipment demonstrations, staff training, and punch-list follow-up within agreed responsibilities.

• Establish complete handover records, including equipment inventories, warranties, operating manuals, maintenance requirements, and relevant project documentation. Track unresolved deficiencies and warranty claims through resolution.

Building systems and maintenance

\n
• Oversee the reliable operation and maintenance of mechanical, electrical, plumbing, HVAC, and other building systems within the assigned scope. Coordinate specialist contractors and inspection providers as needed.

• Implement a computerized work-order and preventive maintenance program with clear priorities, response standards, escalation procedures, and accurate maintenance records.
\n
• Plan repairs and maintenance around hotel operations and resident needs. Monitor recurring faults, equipment condition, and utility consumption to improve reliability, efficiency, and asset life.

Team leadership and shared facilities

• Recruit, train, and develop the engineering team. Establish appropriate coverage, safe working practices, contractor supervision, and emergency response procedures with property leadership.

• Coordinate shared systems, common areas, and amenities with residential management and association representatives. Follow agreed responsibility boundaries, access procedures, and cost-allocation arrangements.

• Manage departmental spending, service contracts, repair priorities, and capital recommendations with finance and ownership. Support life-safety readiness, required inspections, and severe-weather planning with the appropriate specialists and authorities.

Director of Engineering

Candidate profile

• Senior engineering leadership experience in an upscale or luxury full-service hotel, resort, or comparable complex hospitality property, as a Director of Engineering or equivalent department head.
\n
• Direct experience preparing a hotel for opening or leading a substantial construction-to-operations handover, including equipment training, deficiency tracking, and maintenance setup.
\n
• Strong practical knowledge of building systems, troubleshooting, preventive maintenance, technical documentation, and contractor management.
\n
• Experience managing engineering teams, departmental budgets, service contracts, and capital projects while maintaining service standards.
\n
• Ability to coordinate shared infrastructure and competing operational needs across hotel leadership, development teams, owners, and residential stakeholders.
\n
• Clear communication and the judgment to explain technical priorities, costs, and risks to nontechnical decision-makers.
\n
• Ability to work full-time on property in Miami and provide leadership during opening demands and operational emergencies.

Preferred experience

Direct experience in condominium hotels, branded residences, mixed-use buildings, or comparable properties with shared infrastructure is strongly preferred. South Florida experience, including coastal conditions and severe-weather preparedness, is valuable. Relevant technical education, trade credentials, and professional certifications are preferred.

Leadership approach

We are looking for a practical leader who follows issues through to resolution, develops the team, and communicates clearly with guests, residents, and ownership. The right person will recognize when specialist input is needed and make maintenance and capital recommendations based on reliable information.

Measures of success

Early success will include organized handover documentation, a clear record of outstanding deficiencies, trained staff, and tested maintenance and response procedures. After opening, the focus will be dependable building operations, timely service, controlled costs, and proactive care of the property.
