Associate Broker – Investment Sales We are looking for a motivated individual eager to support our expanding investment sales team in Atlanta. The Associate Broker role is suited for adaptable candidates with a strong work ethic and ambition to excel in a collaborative sales environment. By collaborating with experienced brokers you will gain invaluable experience in Commercial Real Estate, focusing on Investment Sales, with the potential for significant earnings and career advancement. This position is an in‑office role with an immediate start date. Position Responsibilities Marketing to new and/or under‑marketed clients, generating new business. Creating and building an individual Business Plan that includes a detailed plan on relationship building and learning the business. Preparing underwriting packages for investment real estate. Learning the Atlanta real estate market and sub‑markets, including networking with brokers, title companies, insurance agents, and others for market knowledge and marketing success. Learning deal structure and all aspects of the prospecting and listing process. Establishing priorities and supporting the mentor/coach objectives for the local office. AB Program Timeline (timeline is based on the individual and MD decision) 1st Year: Assist the office’s lead underwriter by learning company templates, interpreting owners’ financial statements, performing rent and sales surveys, and developing pricing skills. Additional learning includes how physical attributes of properties affect values; database management, updating the office’s database with recent sales, ownership, and contact information; developing a knowledge base of local market conditions, ownership, and sales inventory; prospect calling to prospective purchasers and owners with support and coaching from the MD or Senior Broker. 2nd Year: Follow the program outlined in the 1st year, expanding market reach, improving market knowledge and skills, with daily activities closely monitored by the Managing Director or other senior broker (mentor/coach). What We’re Looking For Relationship building and sales skills with demonstrated results. Negotiation and influencing skills, and the ability to resolve deal issues. Knowledge of commercial real estate underwriting techniques and financial characteristics of commercial property types. 4‑year college degree (preferred: finance, marketing, real estate, business promotion, general business, but any degree program will be considered). Ability to work independently and stay motivated. Strong work ethic and willingness to work extended hours when necessary. Ability to handle multiple projects and assignments; prioritize and meet deadlines. Effective verbal and written communication skills. Strong problem‑solving and solution‑finding skills. Ability to maintain sensitive and confidential information. *The candidate must hold a current valid real estate license in the state where they will work prior to starting the program or be willing to obtain one within the first 120 days.
