Job SummaryThis position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all leasing activities for new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Property Type: Mid‑Rise | Stage: Stabilized | Unit Count: 224 | Schedule: Monday‑Friday 9am‑6pm + rotating weekends. Essential Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and apartment showings, processing applications, credit screening, criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in and ensure move‑in ready condition, scheduling any outstanding items with the maintenance team. Stay informed of current market and competitor conditions that may impact occupancy and sales results, develop and implement short‑ and long‑term marketing plans and goals, and follow established policies related to concessions, specials, and other programs. Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing plans, drives, and special programs. Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensure the community and show units meet the Company’s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls or other contacts to finalize decisions to lease and/or renew. Execute lease renewal activities by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to appropriate individuals. Required Licenses or Certifications Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions. Incumbents must have a valid driver’s license to operate a golf cart on property. Physical Demands Incumbents must be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work can be done inside and outside in all weather conditions. The ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance is required. Rare or regular travel may be required to assist other properties, attend training, or business meetings. Compensation and Benefits Hourly Range: $18.00 – $20.00. Many factors determine pay, including business requirements, prior experience, current skills, and geographic location.
