Marketing & Communications Specialist

Cleveland company is seeking a creative, energetic, and results-driven Marketing & Communications Specialist to lead marketing initiatives across our growing real estate platform. This position will be responsible for increasing apartment occupancy, strengthening our brand, managing digital marketing and social media, developing creative marketing campaigns, coordinating photography and video content, and supporting the marketing of multifamily communities, Build-to-Rent developments, and single-family home sales. The ideal candidate is highly organized, tech-savvy, creative, and passionate about using innovative marketing strategies—including digital advertising, AI tools, and micro-influencer campaigns—to drive measurable results. Multifamily Apartment Marketing Develop and execute marketing plans for each apartment community with the goal of maximizing occupancy, rental rates, resident retention, and overall property performance. Manage all apartment community websites, ensuring unit availability, photography, floor plans, amenities, pricing, and content remain current and compelling. Create and manage digital marketing campaigns through Google Ads, Meta/Facebook, Instagram, Apartments.com, Zillow, CoStar, and other apartment listing services. Work directly with onsite leasing teams to improve lead generation, lead conversion, and leasing performance. Develop and oversee Micro-Influencer Program by identifying and partnering with local influencers, residents, employers, universities, and community ambassadors to create authentic content that showcases apartment communities, promotes resident lifestyle, increases social media engagement, and generates qualified leasing leads. Monitor occupancy, traffic, conversion ratios, lease renewals, and marketing effectiveness while recommending improvements. Oversee each location’s online reputation by monitoring and responding to Google, Apartments.com, Yelp, Facebook, and other resident review platforms. Design brochures, leasing packets, flyers, banners, signage, email campaigns, advertisements, and promotional materials. Develop social media content highlighting apartment availability, resident events, amenities, neighborhood attractions, and community lifestyle. Assist Asset Management with marketing strategies for lease-ups, renovations, repositioning projects, and newly acquired communities. Assist in building and promoting the brand through consistent messaging across all marketing channels. Develop corporate presentations, investor presentations, offering memorandums, brochures, newsletters, annual reports, and digital communications. Create content highlighting company accomplishments, acquisitions, developments, employee achievements, community involvement, and industry expertise. Maintain and update the corporate website and social media platforms. Support recruiting efforts by developing employment advertisements, culture-focused content, career pages, and recruiting campaigns. Coordinate company events, grand openings, ribbon cuttings, conferences, trade shows, and public relations initiatives. Develop marketing strategies for renovated single-family homes, Build-to-Rent communities, and residential developments. Coordinate professional photography, drone photography, virtual tours, floor plans, and video production for home listings. Design brochures, flyers, property signage, email campaigns, social media content, and digital advertising for home sales and new developments. Create marketing campaigns highlighting neighborhood amenities, schools, lifestyle, and community features. Monitor market trends, buyer activity, and marketing performance while recommending strategies to improve sales velocity and pricing. Track website traffic, lead generation, home sales activity, and return on marketing investment. Collaborate with all departments to develop marketing materials supporting company initiatives. Maintain marketing templates, brand standards, digital assets, photography, and creative libraries. Research marketing trends, technology, AI tools, and new advertising opportunities.
