For more information, visit bmcproperties.com.As a BMC Property Manager, you are responsible for all phases of apartment building operations and management for the Belvedere and Palisades properties in NW DC, approximately 178 units in total. You will carry out specific duties in a timely and cost-effective manner and provide support to senior management to resolve building-related issues. Primary Responsibilities*Management Ensure team members are performing at an optimal level and are motivated and engagedProvide continuous feedback to develop team membersRecruit and retain a team of service-oriented, business-minded property management professionals consistent with standards of being the best in the industry by setting goals, creating a collaborative work environment, recognizing team efforts, coaching through challenges and supporting career path goalsPromote and cultivate BMC's core values emphasizing service, teamwork, continuous improvement to achieve resultsContinually working to increase income and minimize operational costs to achieve the highest possible portfolio net operating income through implementation of effective cost control and revenue improvement programsReview monthly financial reports and actual performance to budget monthlyImplement or direct the implementation of all policies and procedures as authorized in the Company policy and procedures manuals. Ensure compliance as necessaryEstablish relationships in the real estate industry to benefit the Company and assist with its marketing goals.Other duties as trained for and are qualified to do.LeasingPromote a sales culture where everyone at the property level understands that their main role is to lease apartments and retain residents.Collaborate with Revenue Management team in setting rents and positioning the property. Review weekly, taking into account lease expirations, make-ready costs, etc. in order to minimize turnover costs.Participate in establishing each property's pricing strategy.
