Maintenance Supervisor

Job Description Maintenance Supervisor: Oversees all maintenance operations for a multifamily residential community in Dallas, TX, ensuring the property is maintained to the highest standards of safety, functionality, and appearance. Provides leadership to the maintenance team, coordinates with vendors and contractors, and ensures timely completion of work orders, preventative maintenance, and unit turns. Location Sylvan Thirty, Dallas, TX Reports To Property Manager & Regional Facilities Manager Key Responsibilities Supervise, train, and mentor the maintenance team, assigning daily tasks and monitoring performance. Ensure compliance with company policies, safety regulations, and fair housing laws. Coordinate scheduling to ensure adequate coverage, including on‑call weekend rotations. Perform and oversee repairs in HVAC, plumbing, electrical, carpentry, painting, and appliance maintenance. Maintain CPO certification and ensure pool/spa maintenance per health department standards. Ensure vacant units are made “market‑ready” within established timeframes. Respond promptly to resident service requests and ensure timely completion. Implement and oversee a preventative maintenance program for building systems, equipment, and common areas. Ensure maintenance shop, equipment rooms, and storage areas are clean, organized, and safely maintained. Maintain records of inspections, repairs, warranties, and inventory. Ensure compliance with OSHA standards, property safety policies, and company procedures. Monitor and maintain proper usage of hazardous materials and chemicals. Assist the Community Manager in managing maintenance budgets. Solicit bids, negotiate contracts, and oversee the work of vendors and contractors. Track and manage inventory of maintenance supplies and parts. Participate in a rotating on‑call schedule for after‑hours emergency maintenance. Respond to emergency situations promptly and effectively. Qualifications & Requirements High school diploma or equivalent; technical training or certifications preferred. EPA HVAC Certification required. CPO (Certified Pool Operator) certification strongly preferred. Minimum of 3–5 years multifamily maintenance experience, with at least 1–2 years in a supervisory role. Strong knowledge of HVAC, electrical, plumbing, and carpentry systems. Ability to read and interpret service manuals, blueprints, and schematics. Strong organizational, leadership, and communication skills. Valid driver’s license and reliable transportation. Ability to work weekends, evenings, and on‑call shifts as required. Bilingual (English/Spanish) – preferred. Familiarity with OSHA standards and safe handling of cleaning supplies – preferred.
