Property Manager

As a key member of the residential rental team, oversees the day to day operation of St Simons Island properties to include homeowner relations, tenant relations, prospect relations, and leasing activity. Responsibilities Answer incoming and place outgoing calls and web contact to potential rental prospects, converting telephone inquiries into leases and entering the information into applicable systems. Prepare and execute all necessary paperwork for leasing activity. Show all available properties to interested parties while following department procedure and applicable real estate laws. Maintain advertising applicable to the market area, including but not limited to availability lists, company website, web advertising, and print advertising. This involves taking property photos, writing property descriptions, and ensuring full and accurate knowledge of each property's individual attributes. Bring in new properties to the rental program by meeting with potential homeowners. Be knowledgeable of all company policies, rates, and benefits provided to homeowners. Collect all rent checks for the market area, record payments into systems provided by management, and transfer payments to management for processing. Follow up with tenants regarding late payments, collections, and evictions. Inspect vacant properties upon tenant move-outs, report condition to homeowner, notify tenants of security deposit charges, and report to management in a timely manner. Take rental applications, collect application fee payments, perform required pre‑qualification work, and transfer applications to the manager with all required information for approval. Notify applicants of approval status and send necessary paperwork when required. Keep track of leasing activity including calls, emails, web requests, and showings. Report activity to management on a weekly basis. Accept, assign, and track any maintenance requests submitted by tenants for the market area. #J-18808-Ljbffr
