Job Summary This role manages the day‑to‑day operations of an assigned property, leading a team, overseeing financial performance, ensuring compliance with company policies and applicable laws, and maintaining high levels of resident satisfaction. Responsibilities Provide input into the property budget, including analysis of financial statements, market data, and operational reports. Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection, and preparing monthly financial status reports. Approve vendor, contractor, and service provider invoices, reconcile work performed, verify certificates of insurance, and manage vendor communication. Control expenditures to stay within budget constraints and maintain the petty cash fund. Oversee lease enforcement: approve applications, negotiate discounts, oversee renewals, conduct inspections, enforce notice requirements, and manage evictions and late fee collection. Analyze market trends to develop and implement short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, resolving service issues, and coordinating maintenance responses. Conduct periodic property inspections to ensure safety, cleanliness, and attractiveness of the property, grounds, buildings, and amenities. Supervise property staff: interview, hire, orient, train, and evaluate employees in accordance with company policies. Assist in client/owner relationship management through meetings, property tours, performance updates, and owner requests. Complete various accounting, financial, administrative, and other reports as required. For California locations: manage the lease process using the California Lease File Checklist to ensure compliance. Qualifications Bachelor's degree (preferred in Business Management, Real Estate, or related field). 4–6 years of relevant experience in property management, sales, marketing, and customer service, demonstrating ability to manage day‑to‑day operations, resolve complaints, maintain financial records, and coordinate teams. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of working independently, as a leader, and as a collaborative team member. All required licenses and certifications as dictated by state and local jurisdictions. Valid driver’s license (necessary for golf cart operation on property). Proficiency with Internet, word processing, spreadsheet, database management, and property management software (preferably Entrata, Yardi, and/or OneSite).
