About the Role

Chauncey Group is seeking a motivated, organized, and accountable Residential Property Manager to lead the day-to-day operations of a growing market-rate residential portfolio of more than 120 units located throughout Livingston, Genesee, and Wyoming Counties.

This portfolio is managed for one ownership group, rather than multiple unrelated third-party owners. That allows the Property Manager to deeply understand the properties, residents, operations, and long-term goals of the portfolio and take meaningful ownership of how the business runs.

This is not simply an administrative or task-based role. We are looking for someone who can either already lead or who has the ability and drive to become a leader.

The goal is for the Property Manager to eventually run the portfolio independently with the mindset of a business owner: understanding what is happening, identifying problems early, making sound decisions, protecting occupancy and revenue, maintaining strong resident relations, coordinating maintenance, and ensuring issues are followed through to completion.

Compensation & Experience

We are open to both developing and experienced candidates.

1. Developing Property Manager: $22–$25/hour

Direct property management experience is not required. We are willing to teach the right person who is intelligent, dependable, organized, eager to learn, and capable of growing into a leadership role.

We provide detailed training, systems, guides, and support. In return, we expect you to actively learn the business, take increasing ownership, develop independent judgment, and work toward managing the portfolio with minimal supervision.

Once fully trained and demonstrating the ability to independently manage the portfolio, make sound decisions, and lead, compensation will be reviewed for a significant market adjustment based on the level of responsibility and leadership demonstrated.

2. Experienced Property Manager: $26–$31/hour

Candidates seeking compensation in this range must demonstrate meaningful relevant experience and the ability to independently manage property operations, make decisions, solve problems, communicate professionally, and act as a leader.

At this level, we are looking for someone who can immediately take ownership of the portfolio and operate with a business-owner mentality rather than waiting for daily direction.

Core Responsibilities

Leasing & Occupancy

• Manage prospective tenant leads and follow-up
• Coordinate tours, applications, approvals, and lease preparation
• Manage renewals, non-renewals, move-ins, and move-outs
• Keep vacancies moving and maintain strong occupancy
• Identify leasing issues early and recommend solutions

Resident Accounts & Collections

• Monitor resident balances and payment activity
• Communicate professionally regarding delinquent accounts
• Manage payment plans and follow-up
• Coordinate notices and eviction-related processes with leadership
• Maintain accurate records and ensure balances continue moving toward resolution

Maintenance & Property Operations

• Review and triage maintenance requests
• Coordinate residents, maintenance staff, and outside vendors
• Track work orders through completion
• Follow up on repairs, photos, charges, and unresolved items
• Coordinate turnovers, inspections, move-ins, and move-outs
• Identify recurring property issues and bring forward solutions

Portfolio Management & Communication

• Serve as a primary point of contact for residents
• Maintain organized and accurate records across company systems
• Keep inboxes, work orders, leasing pipelines, calendars, and follow-ups organized
• Provide leadership with clear updates on leasing, collections, maintenance, vacancies, and operational concerns
• Prioritize competing responsibilities during busy periods
• Take ownership of issues until they are resolved

Leadership & Ownership

Leadership is a central part of this position.

The Property Manager should develop a strong understanding of the entire portfolio and operate as the person responsible for its day-to-day health.

That means:

• Thinking like an owner, not simply completing assigned tasks
• Understanding how decisions impact revenue, occupancy, property condition, and residents
• Identifying issues before they become larger problems
• Making reasonable decisions independently
• Knowing when to involve company leadership
• Holding residents, vendors, maintenance staff, and processes accountable
• Following through rather than allowing issues to sit unresolved
• Continuously looking for ways to improve operations

Success means reaching a point where company leadership can trust that the portfolio is being actively managed and that important issues will not be ignored, forgotten, or allowed to drift.

You should be:

• Comfortable learning software and new systems
• Able to make good judgment calls without needing instructions for every situation
• Detail-oriented while still seeing the bigger picture

• Willing to learn, accept feedback, and continuously improve
• Naturally inclined to take ownership and solve problems
• Interested in growing into a trusted operator and leader

Experience in property management, leasing, customer service, hospitality, operations, or administrative management is helpful, but not required for the developing compensation range.

Technology & Training

We use technology extensively to keep the portfolio organized and efficient, including:

• Rentvine
• LeadSimple
• Gmail and Google Calendar
• Gusto
• Zillow and other leasing platforms
• ChatGPT and other productivity tools

Detailed internal guides, operating procedures, and hands-on training are provided.

Schedule & Work Expectations

This is a full-time, primarily on-site position based in Rochester, NY, with normal working hours of Monday through Friday, 9:00 AM–5:00 PM.

Because property management is an operating business, occasional responsiveness outside normal hours may be needed for urgent maintenance, leasing activity, move-ins, turnovers, or other time-sensitive situations.

Growth Opportunity

This role is intended to grow into a true operational leadership position.

For someone newer to property management, this is an opportunity to learn the business from the ground up and progressively take responsibility for a substantial residential portfolio.

The goal is not to remain dependent on management for daily direction. The goal is to become the person trusted to independently run the properties, make sound decisions, maintain accountability, and lead day-to-day operations.

As that level of independence and leadership is demonstrated, responsibilities and compensation are expected to grow accordingly.
