Job Details Level: Experienced Job Location: San Marino - Houston, TX 77070 Salary Range: $70,000.00 - $70,000.00 Salary Service Manager Position Overview The Service Manager is responsible for overseeing a range of maintenance tasks including make‑readies, HVAC, plumbing, electrical, pool maintenance, carpentry, sheetrock, painting, and grounds maintenance. The role involves ensuring health, safety, and resident comfort, as well as fostering positive public relations and leading the service team. Responsibilities Manages the physical operations of the community including housekeeping, grounds, capital projects, HVAC, appliances, maintenance equipment, external contractors, plumbing, pool operations, and electrical systems. Communicates with all team members regarding maintenance needs to ensure timely response to requests. Partners with vendors and outside contractors to review and/or develop renovation and new construction plans as needed. Monitors and maintains proper inventory levels; partners with Community Manager to authorize purchase orders. Ensures all fire and safety inspections are completed. Maintains property compliance with safety policies, city and state building codes. Works independently and manages assigned work while overseeing a team. Implies and monitors department budget; manages expenses within approved limits. Trains, supervises, motivates, and develops the maintenance team; manages schedules and workflow. Supervises all work orders and make‑ready apartments to ensure resident satisfaction. Supervises pool maintenance including backwash filters, vacuum, skim, and chemical level checks. Qualifications Minimum 2–3 years experience as Service/Maintenance Manager or Supervisor. Experience managing independent work and overseeing a team. High School diploma or equivalent preferred. Strong leadership and team management skills. Experience with technology and reporting in multi‑family or property management. HVAC, EPA, and CPO certifications required. Strong plumbing and HVAC troubleshooting skills required. Past preventative maintenance experience required. On‑call responsibilities as needed. Fair Housing certification required before interacting with prospects or residents. Knowledge of OSHA laws and regulations. Committed to ongoing training for new or existing laws. Excellent leadership and ability to motivate team members. Strong organizational, problem‑solving, and analytical skills. Ability to manage priorities, workflow, and delegate tasks. Ability to work evenings and weekends. Ability to work independently and efficiently. Excellent human relations skills with tenant interaction. Willingness to learn new maintenance technologies.
