Buildings And Grounds Supervisor

Supervisor: Director and Assistant Director of Buildings & Grounds Hourly Rate: Category E, starting at $26.75 per hour Work Year: 12 Months, 7.5 hrs/day

Summary: Under limited supervision; troubleshoot, diagnose and perform work in the alteration, construction, installation, preventive maintenance of buildings, grounds, and equipment in all district buildings, perform technically complex and demanding work and projects related to HVAC, electrical, plumbing, carpentry, safety, and all aspects managed by the Department of Buildings and Grounds.

Qualifications / Experience

1. High school diploma/GED or related experience or minimum of three years of similar experience.
2. Knowledge/experience with basic methods, materials, and equipment used in custodial work.
3. Experience in the operation, use, and maintenance of custodial equipment.
4. Exhibits the ability to abide by all necessary safety precautions and procedures.
5. Possesses communication, basic math and problem-solving skills.
6. Experience in plant operations and maintenance, repairs, security, heating and ventilation.
7. Advanced knowledge/experience in maintaining, troubleshooting and repairing HVAC-R equipment.
8. Advanced knowledge/experience in maintaining, troubleshooting and repairing boilers and chillers.
9. Ability to quickly diagnose an issue among multiple equipment brands, styles, and voltages
10. Be able to work on high elevations including, but not limited to, roofs, scaffolding and ladders.
11. Refrigeration Service Engineers License Type I and II preferred.
12. Ability to work around high voltage equipment.
13. A willingness to work beyond regular hours when required.
14. Demonstrates ability to complete tasks in a timely and efficient manner.
15. Possesses basic computer skills to check emails and work tickets.
16. Understand and carry out oral and written instructions.
17. Possesses the ability to read and understand basic blueprints/mechanical drawings
18. Ability to lift up to 50 lbs.
19. Attention to detail.
20. Ability to be on-call 24/7 and respond to situations as they arise.
21. Possess a valid driver's license and has access to reliable transportation.
22. Establish and maintain effective relationships with those contacted in the course of work.
23. Ability to work independently or as a team.

Responsibilities

1. Evaluate and Diagnose pre-emptive repair of equipment as needed to avoid failure and interruption of services.
2. Maintain appropriate logs of service rendered on equipment as directed.
3. Perform preventative maintenance work on HVAC-R equipment.
4. Evaluate/diagnose/repair all types of HVAC-R equipment.
5. Performs emergency repair and maintenance of all HVAC equipment, refrigeration equipment, exhaust fans, and upgrade projects as directed at all district buildings.
6. Complete projects in a timely manner.
7. Evaluate partially completed projects, diagnose proper solutions, and complete the project in a safe and correct manner.
8. Wear District-issued shirt, proper attire (closed-toed shoes, etc.), protective gloves/clothing.
9. Safely and appropriately use cleaning materials, disinfectants and equipment.
10. Basic carpentry: framing, drywall hanging and taping.
11. Basic plumbing: install sinks, hot water heaters, toilets, and/or operate rodders.
12. Basic electric: Install circuits, diagnose electrical failures.
13. Perform maintainenance and basic repairs on district vehicles and grounds equipment, etc.
14. Performs repair and renovation work under the supervision of the Director of Buildings and Grounds or his designee.
15. Collaborate with other department staff in order to complete projects in the most efficient manner.
16. Operate all maintenance vehicles including, but not limited to, utility vans, pick-up trucks, dump trucks, grasshopper lawn equipment, tractors, skid-steer, and snowplows.
17. Assist with deliveries and movement off all types of furniture and equipment.
18. Respond to work order assignments and record completed tasks in ticket database.
19. Responsible for building "cold weather checks" to eliminate the possibility of school closings.
20. Responsible for knowing and implementing proper kitchen equipment standards for safe food preparation.
21. Snow removal, salt walkways, steps and parking area as needed.
22. Substitute for Day Lead personnel in his/her absence.
23. Participate in District mandated training programs/professional development.
24. Obtain various licenses and certifications as directed by the Director of Buildings and Grounds including, but not limited to, Type I or Type II Refrigeration and Boiler.
25. Performs other tasks as assigned by the Director of Buildings and Grounds of his designee.

Physical Abilities and Working Conditions of Employment

• Vision: (which may be corrected) to read small print and see small objects.
• Hearing: (which may be corrected) to hear sounds which warn of potential danger; analyze sounds of equipment operation; and determine operating efficiency and needed repairs. Have tolerance to be exposed to noisy conditions and custodial equipment.
• Upper Body Mobility: use hands and fingers to feel, grasp, and manipulate small objects; manipulate fingers, twist and bend at wrist and elbow; extend arms to reach outward and upward; use hands and arms to lift objects; twist and bend at torso; turn, raise, and lower head
• Lower Body Mobility: to walk on even and uneven surfaces; bend at waist; stoop; stand for prolonged periods of 4 hours; and step over objects.
• Strength: to lift, push, pull, and/or carry objects that weigh as much as 50 pounds on a frequent basis.
• Smell: to distinguish strong odors.
• Environmental Requirements: be exposed to harsh chemicals; work alone; work inside as a primary assignment; and perform shift work.
• Mental Requirements: to read and write English at a simple level; operate utility turn-off mechanisms and operate security systems; respond to emergencies; learn quickly and follow verbal procedures; follow a schedule; and perform duties without on-site supervision.
