Construction Project ManagerPosition is responsible for managing a wide variety of construction projects and representing the company on assigned projects, working with the owner, architect, engineer, and subcontractors during the project development, construction, and warranty periods. Duties include: assisting in the activities of job superintendents; preparing building budgets, estimates, taking bids for materials, purchasing and expediting supplies and materials, developing and updating schedules, processing and tracking change orders, coordinating staffing, making periodic job site visits to coordinate the activities of all work crews on assigned projects. Responsible for supporting and promoting DSC culture through effective Leadership, Management, and Accountability (LMA).Supervises the duties and responsibilities of Project Manager I and Project Engineers.Serve as the Account Manager for assigned clients, accounts, and projects, maintaining strong relationships and ensuring client satisfaction.Capable of running projects under $10 Million with minimal direction from Senior PMMaintains action items, RFI's and SubmittalsServe as the primary liaison between owners, subcontractors, and internal teams, ensuring smooth project execution and issue resolution.Maintain responsibility for Profit & Loss (P&L), overseeing financial performance and ensuring profitability.Estimating and responsible for managing a wide variety of construction projects; studies specifications and estimates worker-hour requirements in order to develop project schedules and phases based on knowledge of available tools, equipment, subcontractor's scope of work and various building methods.Provides necessary project information to job superintendent and discusses project scope of work with job superintendent before project begin; works closely with job superintendent to solve construction-related problems and technical details; and assists job superintendent in communicating issues to the owner and responding to concerns and complaints.Coordinates and runs job site construction meetings; ensures job superintendents have the required staff, materials, and equipment to complete projects; and makes periodic job site visits to inspect and coordinate the activities of all crews on assigned projects.Purchases and expedites materials and tools for projects or directs job superintendent to do so; tracks payments to subcontractors and/or suppliers to ensure proper payments and monitors expenditures against project budgets; and processes and tracks project change orders.Prepares building budgets, estimates, takes bids for materials, coordinates bidding subcontractors, negotiates pricing; analyzes design/construction problems and recommends solutions; coordinates close-out and warranty requirements.Confers with job superintendent, subcontractors, and owners engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to resolve construction problems and prevent delays; and serves as liaison between the owner and contractor on assigned projects.Interprets company policies to employees and enforces safety regulations; recommends personnel actions, such as promotions, transfers, terminations, and disciplinary measures.Makes recommendations on bidding process, staffing levels, capital equipment purchases and projects.Establish and manage job cost, tracking expenses against the budget, and reviewing and approving bills to ensure cost control and accuracy.Create and maintain a comprehensive master schedule that outlines all project phases, key milestones, deadlines, and resource allocationsRun pre-construction and progress meetingsCoordinate with owner and Architects, deal with problems, special ceremoniesAssist superintendent with weekly scheduling of manpower, equipment at workforce coordination meetingsPrice all project changes and manage job costs efficiently.Process all paperwork with help of the project coordinatorEnsure superintendents enforce safety regulations, adhere to company policies, and maintain high-quality standards throughout the project.Check submittals and make sure they get processed in a timely manner to not cause delayEnsure the superintendent receives all relevant project information promptly and consistentlyPerform other duties as assigned to support the success of projects and organizational goals.Required Skills/Abilities/Knowledge of:Construction techniques and applicationsEmployee and equipment productivitySubcontractors scope of workOSHA regulationsCity, state and federal lawsCompany personnel policiesEquipment uses and practicesProject managementSupervising and gaining respect of employeesDeveloping and delegating tasks and projectsProblem solvingInspecting job sites for safety complianceCommunication, interpersonal skills as applied to interaction with coworkers, supervisor, owner, subcontractors, etc. sufficient to exchange or convey information and to receive or give work directionPossess a valid driver's license and meet the company's Motor Vehicle Records (MVR) standards.Education/Experience:Bachelor's Degree in Construction Management, Engineering, or related fieldOr an equivalent combination of education and experience sufficient to successfully perform the essential duties such as those listed aboveRecommended 8-year minimum experience as Project Manager. Proficient in design-build contracts, capable of managing teams independently.Physical Requirements:Occasional physical activity such as balancing, stooping, kneeling, crouching, reaching, standing, walking, driving, fingering, grasping, talking, hearing, seeing, and performing repetitive motions.Work may involve exposure to a range of outdoor weather conditions, including varying temperatures, long hours, weekend, and holiday duties.Light Work: Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for sedentary work and the worker sits most of the time, the job is rated as light work.
