Plans Examiner I, II, Senior

Plans Examiner I: $39.13 – $43.48/hour Plans Examiner II: $43.02 – $47.80/hour Senior Plans Examiner: $47.32 – $52.58/hour Plans Examiner I The Plans Examiner I position works with Building Department staff to ensure safe and well‑designed buildings are constructed within the City of Lakewood. The primary responsibility is the review of residential structures for completeness, accuracy, and compliance with building codes and City standards. Essential Duties and Responsibilities Support a non‑bureaucratic culture of cooperation with private parties to achieve building and development goals consistent with the intent of the building codes and ordinances adopted by the City of Lakewood. Provide plan review for all types of residential, commercial, and industrial projects to ensure completeness, accuracy and compliance with the adopted IRC, IBC, and City Ordinances. Craft concise written input that communicates deficiencies and, when appropriate, offers suggestions and strategies to meet the goals of both designers and the City’s adopt codes and regulations. Collaborate with other development stakeholders including City Planning and Zoning; Sustainability and Engineering groups as well as outside agencies such as West Metro Fire, the county Health Department, and water and sewer service providers to ensure comprehensive reviews and input that adds value to the project. Provide exceptional customer service with professionalism, accuracy of information, and reasonable response time when addressing inquiries from staff or the public via phone, email, or in person. Consider alternative approaches proposed by designers and builders that accomplish the purposes of the codes adopted by the City. Seek out and accept mentoring from experienced colleagues including Plans Examiners, Building Inspectors, and the Building Official when questions arise or difficult and complex issues occur with contractors, architects, developers, or homeowners. Assess incoming project submittals for completeness upon application. Track and coordinate projects through the building permit process. Maintain certifications with continuing code education and pursue professional advancement with acquisition of advanced ICC certifications. Demonstrate performance excellence with respect to timelines, attendance, friendliness, responsiveness and contribution to the greater good of the team. Perform related tasks and duties as assigned to support the overall goals and success of the building department. Reporting Relationships Supervision Received: Building Official Supervision Exercised: None Mentoring Exercised: When Appropriate Knowledge, Skills and Abilities Strong customer service skills including positive interactions with customers on the phone, in person, or by email. Conflict‑resolution skills using tact and diplomacy with all customers, internal and external who may be angry or frustrated. Clear and effective verbal and written communication. Ability to work with City staff and other outside agencies. Independent and team work ability. Read architectural plans, technical documents, and enforce applicable codes and ordinances. Self‑manage schedule and prioritize work. Prioritize and multi‑task project reviews based on the values and objectives of the building department. Suggest innovative methods to minimize plan review delays. Occasional transportation to and from job sites. Technological Skills Perform basic math calculations. Understand architectural and structural plans. Strong proficiency with computers and associated software. Knowledge of building codes and construction methods. Education High School Diploma or equivalent. Architectural or related associate or bachelor’s degree or similar academics preferred. Experience No previous plans examination experience required. Certification/Licenses/Specialized Training Current ICC Residential Plans Examiner certification or obtained within 1 year. Valid driver’s license with an acceptable motor vehicle record. Plans Examiner II The Plans Examiner II position collaborates with a wide variety of project stakeholders to ensure safe and well‑designed buildings are constructed within the City of Lakewood. Certification/Licenses/Specialized Training Current ICC Residential Plans Examiner and Commercial Plans Examiner certifications or second certification obtained within 1 year. Experience Minimum of four years’ experience as a plan’s examiner with a regulatory agency and one year of experience supervising/mentoring plan review staff. Certification/Licenses/Specialized Training Current ICC Residential Plans Examiner and Commercial Plans Examiner certifications. Two additional ICC certifications. Valid driver’s license with an acceptable motor vehicle record. Working Conditions and Physical Requirements Light Work: Exerting up to 30 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for sedentary work and the worker sits most of the time, the job is rated for Light Work. Physical Demands: Bend or position self to move items from higher place to lower place or vice versa. Sit, stand or be stationary. Talk, hear, converse, communicate, or exchange information. Use of hands and/or fingers in repetitive motion to handle, pinch, grasp, move, feel, inspect, etc. Walk, ascend, descend on both even and uneven terrain. Vision to include distance, depth perception, peripheral and color. Environmental Conditions may include: Office settings. Physical Requirements – No Physical Needed. Lift, carry, push, pull, move, or positions from all levels up to 30 lbs with or without assistance.
