Director of MaintenanceVan Duyn Center for Rehabilitation and Nursing, Syracuse, New YorkAt Van Duyn Center for Rehabilitation and Nursing, we are seeking a dedicated and experienced Director of Maintenance to lead our in-house maintenance department and oversee all building operations, maintenance, life-safety systems, grounds, and physical plant functions for our large 513-bed long-term care facility. If you have a strong working knowledge of commercial mechanical systems and the ability to effectively lead an in-house maintenance team while maintaining a safe, reliable, and survey-ready healthcare environment, we encourage you to apply!Key Responsibilities:Direct and oversee the day-to-day operation of the facility's physical plant and Maintenance DepartmentSupervise, schedule, train, and manage maintenance personnel and grounds staffWork effectively with employees in a union environmentMaintain the facility's large steam boilers, including routine operation, preventive maintenance, troubleshooting, water treatment coordination, and required inspectionsOversee operation and maintenance of the facility's chiller plant and cooling tower, including pumps, controls, treatment systems, and associated HVAC equipmentMaintain and troubleshoot pneumatic building control systems, including thermostats, control valves, actuators, air compressors, air lines, and related componentsOversee HVAC systems throughout the seven-story building, including air-handling units, exhaust systems, pumps, motors, fan-coil units, heating systems, and associated equipmentMaintain and oversee the preventive maintenance program for mechanical, electrical, plumbing, HVAC, life-safety, building systems, and emergency generatorsRespond to equipment failures and emergencies and provide technical direction to ensure critical building systems remain operationalAdditional Responsibilities:Oversee snow removal and landscaping operations, including managing and coordinating snow and ice removal, supervising lawn care, landscaping, trimming, seasonal cleanup, exterior maintenance, and grounds appearanceMaintain a clean and organized boiler room, mechanical spaces, shops, roofs, utility areas, and groundsCommunicate effectively with facility Administration, department heads, staff, contractors, and corporate leadershipRespond promptly to maintenance emergencies and facility concernsQualifications:Minimum 5 years of building maintenance and/or management experience, preferably in a large healthcare, hospital, skilled nursing, senior living, educational, hotel, industrial, institutional, or similar commercial buildingPrevious supervisory or management experienceHigh school diploma or equivalentValid NYS Driver's LicenseStrong working knowledge of steam boiler systems, commercial chillers and cooling towers, pneumatic HVAC controls, and commercial HVAC, plumbing, electrical, mechanical systemsExperience supervising maintenance personnel and managing preventive maintenance programsStrong understanding of healthcare facility code and regulatory complianceBenefits:Competitive wages based on experienceGenerous PTOPaid sick, holiday, and personal timeHealth insurance with company contributionDental and vision insuranceCompany 401(k) contributionSupportive work environmentOpportunity to lead an important department in a healthcare settingIf you are a motivated and experienced maintenance professional looking for a new challenge, apply today to join our team!
