Asset Manager - Multifamily & Rental PortfolioLocation: Coral Gables, FloridaSalary Range: $120,000 - $125,000 annually with discretionary bonus potentialWork Arrangement: In-PersonEmployment Type: Full-TimeOur SelectLeaders client is seeking an experienced Asset Manager to oversee a growing portfolio of multifamily and residential rental assets. This person will serve as an ownership representative, partnering closely with third-party property management teams and internal stakeholders to drive asset performance, maximize NOI and cash flow, and enhance long-term property value.This is a hands-on asset management role that combines financial analysis with active operational oversight. The ideal candidate will be comfortable digging into property-level financials, working closely with property management teams to drive performance, developing action plans, and staying closely connected to property operations and market conditions.As the portfolio continues to grow through acquisitions and development, this individual will have the opportunity to take on additional assets and play a key role in shaping the Company's asset management strategy.Key ResponsibilitiesOversee third-party property management partners and hold them accountable to approved business plans, financial targets, and operational goals.Monitor occupancy, leasing activity, renewals, rental rates, concessions, collections, delinquency, bad debt, and unit availability.Develop and execute strategies to improve occupancy, accelerate lease-up, and maximize rental revenue while maintaining appropriate pricing.Oversee operational and leasing strategy for assets managed directly by the Company.Conduct regular property visits and maintain a strong understanding of onsite operations, property conditions, tenant issues, competitive properties, and local market dynamics.Review weekly and monthly property management reports and identify operational issues, trends, and opportunities requiring action.Lead regular performance meetings with property management and leasing teams, establishing clear action items, deadlines, and accountability.Analyze monthly financial statements, including budget vs. actual results, revenue, operating expenses, NOI, cash flow, and key variances.Identify opportunities to increase revenue, control expenses, improve operational efficiency, and maximize NOI.Oversee CapEx projects, property improvements, unit renovations, maintenance initiatives, and other value-add programs.Evaluate rental rates and competitive market conditions and make recommendations around pricing and leasing strategies.Develop asset-level business plans and establish measurable performance goals.Prepare monthly asset management reports for ownership covering financial performance, occupancy, leasing activity, major variances, risks, and recommended actions.Coordinate with Accounting, Finance, Construction, Legal, and other internal teams as needed.Support acquisitions, refinancing, lender reporting, valuations, dispositions, and other strategic initiatives.Participate in the onboarding, lease-up, stabilization, and ongoing management of new assets added to the portfolio.Support refinancing initiatives and the transition of assets to long-term financing structures.Success in this role will be measured against key asset-level performance metrics, including:Physical and economic occupancyLeasing velocity and absorptionRenewal ratesEffective rental rates and rent growthConcessionsDelinquency, collections, and bad debtRevenue and operating expenses vs. budgetNOI and NOI growthCapEx performanceUnit turns and vacancyProperty management performanceCash flow and overall asset performanceQualificationsBachelor's degree in Real Estate, Finance, Business Administration, or a related field.5+ years of experience in multifamily asset management and/or multifamily operations.Experience overseeing both stabilized and lease-up multifamily assets.Demonstrated experience managing and holding third-party property management companies accountable for financial and operational performance.Strong understanding of multifamily operations, leasing, revenue management, property-level financial statements, budgeting, and forecasting.Strong financial and analytical skills, with the ability to analyze P&Ls, NOI, cash flow, operating budgets, rent rolls, and variance reports.Ability to translate financial and property-level information into actionable strategies and corrective measures.Strong leadership, communication, negotiation, and problem-solving skills.Highly organized, proactive, and comfortable working directly with ownership and senior leadership.Willingness to regularly visit properties.Bilingual Spanish speaking.Preferred QualificationsExperience taking multifamily properties through lease-up and stabilization.Experience with South Florida multifamily assets and market dynamics.Experience with Yardi or similar property management and reporting systems.Advanced Excel and financial modeling skills.Experience with acquisitions, refinancing, lender reporting, or dispositions.$120,000 - $125,000 a year Compensation range for this position is $120,000-$125,000 with annual bonus potential based on performance 100% medical insurance coverage for the employee through UnitedHealthcare 100% vision and dental insurance coverage for the employee through Guardian Insurance Company-paid holidays 15 PTO days annually 5 sick days
