Job Description

The Maintenance Technician performs a wide range of building, equipment, and grounds maintenance tasks, focusing on minor plumbing, electrical, carpentry, painting, and general repair work to keep facilities in like-new condition. This role involves preventive maintenance, corrective repairs, and hands-on troubleshooting across multiple trades in a commercial property environment.

Responsibilities

• Perform minor plumbing maintenance on existing systems, including unclogging toilets and drains, repairing leaks in drains and faucets, and replacing toilets and faucet fixtures as needed.

• Carry out routine painting tasks to maintain a uniform, like-new appearance, including repairing holes in drywall, prepping surfaces, and matching paint finishes.

• Perform basic carpentry work to maintain facility structures and finishes, ensuring repairs blend seamlessly with existing construction.

• Conduct minor electrical maintenance within state law requirements for unlicensed work, including repairing or replacing fixtures, wall switches, and outlets.

• Replace light bulbs, ballasts, and sockets as necessary to ensure proper lighting throughout the facility.

• Perform preventive maintenance and corrective repairs on buildings, equipment, and grounds to maintain safety, reliability, and appearance.

• Utilize multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and other related skills to diagnose and solve maintenance problems.

• Maintain commercial properties by self-performing general maintenance duties and responding to service requests in a timely manner.

• Conduct daily field inspections, including service inspections and asset inspections, and incorporate feedback on supplier effectiveness and client satisfaction.

• Complete assigned work orders according to schedule, ensuring all tasks are performed efficiently and documented accurately.

• Obtain and organize necessary materials, tools, and supplies to complete all tasks safely and effectively.

• Read and interpret schematics and blueprints to plan and execute maintenance and repair activities.

• Install and repair components related to electrical, mechanical, plumbing, and HVAC systems as allowed by applicable regulations.

• Use hand tools and appropriate equipment to perform maintenance, repairs, and installations.

• Maintain a professional, face-to-face relationship with service suppliers in support of client requirements, representing the facilities team effectively.

Essential Skills

• Hands-on experience as a maintenance technician in a commercial or industrial environment.

• Strong electrical troubleshooting skills for minor electrical maintenance, including fixtures, switches, outlets, and lighting components.

• Ability to perform minor plumbing maintenance, including unclogging drains, repairing leaks, and replacing fixtures.

• Competence in carpentry tasks such as drywall repair, surface preparation, and finish work to maintain a like-new facility appearance.

• Experience performing preventive maintenance and corrective repairs on buildings, equipment, and grounds.

• Ability to read and interpret schematics and blueprints to guide maintenance and repair work.

• Mechanical aptitude and familiarity with industrial and electrical maintenance practices.

• Proficiency using hand tools and basic maintenance equipment safely and effectively.

• Capability to manage work orders and complete tasks according to schedule.

• Skill in conducting field inspections, including service and asset inspections, and providing clear feedback.

• Strong troubleshooting skills across electrical, mechanical, plumbing, and HVAC systems.

• Ability to interact professionally with suppliers and internal stakeholders in a face-to-face environment.

Additional Skills & Qualifications

• Experience with HVAC systems and basic HVAC troubleshooting.

• Knowledge of roofing maintenance and repair practices.

• Experienced in industrial maintenance, including working with pneumatics and related systems.

• Familiarity with maintenance repair best practices in commercial properties.

• Ability to perform installation work related to electrical, mechanical, plumbing, and HVAC components within applicable regulations.

• Comfort working from schematics and blueprints to plan maintenance activities.

• Strong organizational skills for managing materials, supplies, and tools required for daily tasks.

• Attention to detail in painting, finishing, and general appearance of facilities.

Work Environment

This is a first-shift role, working Monday through Friday from 7:00 a.m. to 3:30 p.m. The position is based in a commercial property setting, where you will use hand tools, basic maintenance equipment, and reference schematics and blueprints to perform daily tasks. Work is primarily on-site, involving buildings, equipment, and grounds, with regular interaction with suppliers and internal stakeholders in a professional facilities environment.

Job Type & Location

This is a Contract to Hire position based out of New Haven, CT.

Pay and Benefits

The pay range for this position is $25.00 - $30.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
