Position Description

We are seeking an experienced real estate professional to be the Property Manager to oversee a team of three people managing a growing portfolio of 400+ scattered-site residential units. You are not solely managing 400 units. You are supported by two Assistant Property Managers (APMs), a Property Operations Coordinator and a Field Compliance Technician. You are captaining the ship and liasing with our owner clients. The Property Manager will oversee daily portfolio operations, delegate to and manage the APMs, handle owner and occasional tenant escalations, coordinate more complicated maintenance issues and larger property projects, and ensure issues are resolved efficiently.

The ideal candidate is resilient, organized, decisive, resourceful, and an excellent communicator who can manage competing priorities in a fast-paced environment. We are looking for someone who provides strong customer service while confidently holding tenants, vendors, and team members accountable. This is an excellent opportunity to lead a substantial residential portfolio, build relationships with real estate investors, and grow with Tverdov Housing. This role reports to the Director of Operations.

Responsibilities

● Lead two APMs and the property operations coordinator, ensuring maintenance, tenant issues, and portfolio tasks are handled timely and effectively.

● Oversee maintenance operations, work orders, vendor coordination, and larger repairs/projects.

● Own move-in/move-out process and coordinate with team members to manage timely unit turnovers.

● Act as the main point of contact for all property management owner clients (a little over 100 owners)

● Messages through AppFolio responded to before 5pm and an hour time block each day to return missed calls.

● Manage occasional tenant escalations from APMs and provide clear communication through resolution.

● Own the eviction decisions for tenant filings.

● Manage and resolve municipal, state, fire, and other property violations.

● Manage rent collection/accounts receivable with the APMs and escalate delinquent accounts as needed.

● Maintain accurate property operations and workflows through AppFolio and LeadSimple.

● Follow and enforce Tverdov Housing policies and procedures.

● Be available for occasional after-hours emergencies requiring PM involvement.

● Extended hours are required during student turnover season (last two weeks of May through the first week of June).

● Continuously adapt to the evolving needs of the company, taking on new responsibilities, improving processes, and growing with the organization.

Qualifications

● 3+ years of property management experience.

● Excellent organizational and time-management skills.

● Strong customer service and communication skills.

● Has directed/lead other people, or has held people to a standard without a supervisor needing to do it.

● Ability to confidently handle conflicts and complaints from tenants and property owners.

● Ability to take direction, receive constructive feedback, and meet deadlines.

● Experience or coursework in accounting, finance, business, and/or real estate is a plus.

● Previous construction or property inspection experience is a plus.
