Billing Specialist - Construction

Responsibilities:

AIA & Progress Billing

Prepare and submit monthly AIA G702/G703 pay applications
Maintain and update Schedule of Values (SOV)
Coordinate percent-complete billing with Project Managers
Track retainage and change orders

Receivables & Collections

Monitor AR aging
Follow up with GCs and developers on outstanding invoices
Resolve billing disputes
Coordinate with accounting on cash application

Compliance & Documentation

Prepare conditional and unconditional lien waivers
Track subcontractor/vendor lien documentation
Maintain accurate job cost records
Ensure billing compliance with contract requirements

Systems

Process billing in QuickBooks
Maintain organized job files
Assist with month-end reporting

Required Experience

3+ years construction billing experience
Direct experience preparing AIA G702/G703 forms
Familiarity with SOV and progress billing
Knowledge of lien waivers and retainage
Experience with QuickBooks or construction accounting software
