Your Recipe for Impact — What You’ll Do
As the Asset Management Director, you will provide strategic leadership for Whataburger’s multi‑state commercial real estate portfolio, ensuring each property delivers long‑term value, strong financial performance, and operational reliability. You’ll Make a Difference by shaping the asset strategy that supports new growth and enhances existing locations. You’ll Serve with Heart as you collaborate closely with internal partners and external stakeholders to maintain properties that reflect our brand and our commitment to the communities we serve. You’ll Win as One by partnering with cross‑functional teams—including Investments, Acquisitions, Legal, Construction, and Operations—to support enterprise real estate priorities. And you’ll Move Forward Boldly as you lead improvements, modernize asset practices, and influence decisions that shape Whataburger’s long‑term real estate footprint.
Day-to-Day Ingredients — Responsibilities
As an Asset Management Director, you will:
- Lead the full asset lifecycle, including planning, budgeting, leasing, financial analysis, maintenance oversight, and value‑enhancement initiatives.
- Direct multiple high‑priority, resource‑intensive programs while balancing competing timelines and portfolio needs.
- Build and maintain strong relationships with owners, tenants, brokers, attorneys, vendors, and contractors to support property performance.
- Oversee capital improvements, renovations, and repositioning projects aligned with market trends and long‑term portfolio goals.
- Partner with leadership to develop, manage, and monitor operating and capital budgets with financial discipline.
- Supervise and mentor asset management team members, providing coaching, performance insights, and strategic guidance.
- Evaluate asset performance and recommend improvements to properties, processes, and asset‑level strategies.
- Exercise sound judgment in significant business decisions, influencing company‑wide real estate strategies and long‑term planning.

What You Bring to the Table — Required Experience
As an Asset Management Director, you must have:
- Bachelor’s degree in Real Estate, Construction Management, Business, or related field.
- 7+ years of commercial asset management experience, ideally in retail, hospitality, or mixed‑use portfolios.
- Experience managing multi‑million‑dollar real estate portfolios across multiple states or regions.
- 9+ years of project or program leadership, with the ability to manage complex initiatives and competing priorities.
- Expertise in asset and portfolio management, including budgeting, capital improvements, leasing, and financial analysis.
- Strong knowledge of commercial real estate operations, contracts, compliance, and regulatory requirements.
- Advanced communication, leadership, negotiation, and stakeholder‑management skills.
- Proficiency in MS Office Suite (Word, Excel, Outlook, PowerPoint, Visio).
Extra Toppings — Desired Experience
As an Asset Management Director, we prefer you to have:
- Master's in Real Estate, Construction Management, Business, or related field
- Experience leading transformation initiatives or modernizing asset management processes.
- Background in multi‑brand or multi‑state commercial property portfolios.
- Expertise in real estate risk assessment, compliance, or governance frameworks.
- Experience with long‑range real estate forecasting, market analytics, or scenario modeling.
- Professional certifications such as CPM, CCIM, or RPA.
Where & How You’ll Work
This role is based at the San Antonio Home Office, working on‑site Monday through Thursday with remote flexibility on Fridays. In this role, you’ll have strong collaboration with leadership, across cross-functional teams, and with external partners to align capabilities with restaurant realities. The work environment is fast‑paced and requires sound judgment, strategic thinking, and strong collaboration skills. Full‑time availability is required, with occasional extended hours based on business needs, along with occasional travel to properties, project sites, and external meetings. Candidates must reside within commuting distance of the San Antonio Home Office.
