Lead Maintenance Tech

Job Overview Members of the maintenance team ensure that all mechanical systems and equipment are operational and properly maintained and all common areas are kept clean, aesthetically appealing, and disinfected. They make recommendations, perform repairs, perform replacement maintenance, and implement preventive maintenance as established by company procedures and guidelines. Job Responsibilities Routinely inspect and communicate to immediate supervisor as applicable. Ensure all safety precautions are followed while performing work. Be able to properly utilize new equipment and follow safety procedures before using it. Maintain a working relationship with community staff. Complete daily work orders as scheduled. Maintain assigned equipment in good working condition. Properly perform casual labor such as lifting or moving heavy items as directed by supervisors, following appropriate safety procedures. Perform maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building/community repairs as long as a permit is not required. Maintain records, prepare reports, and other duties as assigned by manager. In coordination with the General Manager, supervise and schedule the daily activities of the maintenance and housekeeping personnel ensuring all tasks are completed in a timely manner. Assist General Manager with bid processing. Inventory and submit maintenance supply requests to General Manager. Be on‑call for emergencies and projects as assigned by General Manager. Maintain shop, equipment rooms, and storage areas in a neat, organized, and secure condition. Mow and weed‑eat all campsites, RV storage, and all common areas as needed. Perform other tasks and projects as assigned by management. Skills & Qualifications Education: High school diploma or equivalency preferred. Experience: Three to five years of general building/community maintenance experience required; at least one to two years of HOA experience required. Prior supervisory experience is preferred. Strong customer service, communication, time‑management, and interpersonal skills required. Effective verbal and written communication skills required. Ability to respond to emergencies in a timely manner. Computer literacy required; working knowledge of MS Office applications and willingness to learn and utilize Excel and Word programs. Ability to work flexible and/or extended hours and weekends based on project requirements.
