Estimator

We are a growing custom home builder dedicated to creating exceptional homes and delivering an outstanding client experience. We are seeking a detail-oriented Estimator to join our team. This role is ideal for someone who enjoys analyzing plans, collaborating with designers and trade partners, and helping ensure projects are accurately budgeted from concept through construction. As an Estimator, you will play a critical role in the success of our projects by developing accurate budgets, identifying cost‑saving opportunities (Value Engineering), building upon our strong vendor relationships, and supporting our construction team throughout the building process. What You’ll Do Review architectural plans, specifications, and design selections to develop comprehensive project budgets. Complete quantity takeoffs using PlanSwift and other estimating tools. Solicit and manage pricing from suppliers and trade partners. Follow up on outstanding bids to ensure timely and complete pricing information. Verify bid accuracy and consistency with project plans and specifications. Analyze Costs and Manage Risk Review estimates for completeness and identify potential scope gaps or discrepancies. Evaluate market conditions, material costs, and trade partner pricing trends. Recommend contingencies and risk mitigation strategies. Communicate concerns and pricing variances to management. Identify opportunities to reduce construction costs without sacrificing quality. Recommend alternative materials, products, or construction methods. Re‑price projects as designs evolve or budgets change. Provide timely updates and revised estimates to support decision‑making. Expand and Strengthen Trade Partner Relationships Continuously identify and evaluate new suppliers and subcontractors. Compare pricing, lead times, service levels, and payment terms. Build relationships with potential trade partners and provide recommendations to management. Work closely with our design, construction, and leadership teams to ensure estimates align with project goals. Maintain clear communication and a positive team‑oriented approach. Support additional responsibilities as needed in a fast‑paced custom home building environment. What We’re Looking For Skills & Abilities Proficiency with PlanSwift or similar takeoff software. Strong understanding of residential construction methods, materials, and pricing. Excellent organizational skills and attention to detail. Strong verbal and written communication skills. Ability to manage multiple projects and deadlines simultaneously. Strong analytical and problem‑solving abilities. Proficiency in Microsoft Office Suite. Experience with Buildertrend is a plus. Physical Requirements Ability to work at a computer for extended periods. Ability to visit active construction sites as needed. Ability to navigate stairs, ladders, and uneven terrain on job sites.
