Most importantly, Centric prides itself on helping make Kansas City a cooler place to live, work, and play by building our city and its stories...from the ground up.Position ObjectiveThe Preconstruction Manager is a key position for Centric in the cost estimating phase of the project and acts as the main point of contact for clients, subcontractors, suppliers vendors and architects during the preconstruction phase. This position will assist in developing project pricing and manage the solicitation, procurement and negotiation of new business.Essential Job FunctionsOperational Excellence in PreconstructionPrepare negotiated and select bids that reflect realistic expectations for the requested workIdentify potential risks to the success of a project and mitigate them wherever possibleIdentify creative and cost-effective methods of meeting project goals, often requiring "outside the box" thinking, insightful problem-solving, and innovative thinkingUtilize subcontractors that are financially, ethically, and operationally in the best interest of Centric and Centric clients through the use of a pre-qualification processBuild strong working relationships with subcontractors, vendors, architects, and other external partners to ensure a positive reputation for Centric and to create a competitive advantageFacilitate effective communication between the preconstruction and operations teams to guarantee a strong hand-off and identify ways the preconstruction team can help improve project execution in the fieldPrepare quantity take-off for use in detailed estimates and scope reviews with subcontractors and vendors.Creation of detailed scope sheets for use in evaluating subcontractor/supplier bids.Client Consultation and New Business DevelopmentConsult with clients to correctly determine not only the physical requirements of a project but also their vision and overall expectations for project deliveryAssist clients with the careful selection of materials, supplies, and vendors that match their vision and concept of the projectParticipate in client presentations to engage potential clients in new work for CentricBuild and retain strong client relationships to facilitate successful projects and build new business opportunitiesSupporting Job FunctionsAttend local networking events to build the Centric brand and facilitate new businessProvide marketing assistance during proposal preparationQualifications and RequirementsBasic QualificationsMinimum of (5-8) years of combined operations and estimating experience.Bachelor's degree in Construction Management, Architecture, Engineering or and equivalent combination of education and construction experienceValid driver's license is requiredProficiency in navigating Microsoft Office suiteFamiliarity with software such as Togal AI, Building Connected and ExcelKnowledge, Skills, and AbilitiesDemonstrates innovative problem solving that considers all facts and points of view on the issue to be resolvedMaintains composure and professionalism in difficult situations and effectively resolves conflicts.Excellent communication skills, both in writing and face-to-faceStrong ability to build relationships and influence others into actionAble to develop strategies for improvement and develop supporting procedures to implement necessary changesExceptional ability to think operationally and identify the multiple teams, processes and deliverables that are required to execute a successful projectEmbraces technology and is able to use it in ways that improve the client and team experienceAbility to effectively manage multiple projects simultaneously.Superior Benefits PackageUnlimited PTO100% Employee-owned!One month Sabbatical after seven years of continuous serviceAffordable, quality medical, dental, and vision insuranceHSA with company matchCompany-paid life and disability insuranceCompany provided laptop and cell phone401k plan with company contributions529e college savings plan with company contributionsTuition reimbursementStudent loan repayment assistanceCentric is an equal opportunity employer.
