Maintenance Technician

Maintenance TechnicianReporting to the Maintenance Manager or the Team Lead in their absence, the maintenance technician is responsible for the general maintenance and repair of apartment units. Main duties include apartment turnovers, work order and preventive maintenance duties.Position Responsibilities:Perform routine and emergency maintenance on apartment units and property grounds.Complete work orders in a timely and professional manner.Diagnoses and troubleshoot issues with plumbing, electrical systems, HVAC, and appliances.Conduct preventative maintenance inspections and tasks.Prepare vacant units for new residents, including painting, drywall repair, and cleaning.Maintain accurate records of services performed and materials used.Ensure compliance with safety procedures and building codes.Maintain cleanliness and organization of maintenance shops and inventory.Collaborate with property management team and vendors as needed.Requirements:High school diploma or GED required.2+ years of maintenance experience, preferably in residential or multifamily housing.Working knowledge of HVAC, plumbing, electrical, and general maintenance repairs.Ability to read and write in English to interpret technical manuals, schematics, and blueprints as well as document maintenance issues to resident files.Basic computer skills for work order management and communication.Valid driver's license and reliable transportation required.Personal Attributes:Dependable and Punctual: Shows up on time and completes tasks reliably without constant supervision.Problem-Solve: Diagnoses and fixes issues efficiently using logic and experience.Detail-Oriented: Pays close attention to small details that affect the safety, function, and appearance of the property.Strong Work Ethic: Takes pride in workmanship and goes the extra mile to complete tasks correctly.Customer-Service Focused: Interacts professionally and courteously with residents; addresses their concerns with empathy and urgency.Adaptable and Flexible: Can shift priorities quickly, especially when responding to emergency repairs or unexpected situations.Team-Oriented: Works well with property managers, leasing agents, other technicians, and vendors to achieve shared goals.Safety-Conscious: Understands and follows safety procedures and building codes to prevent accidents and hazards.Honest and Trustworthy: Handles keys, resident access, and property responsibly and with integrity.Self-Motivated: Takes initiative, stays productive throughout the day, and manages time effectively without micromanagement.Physical Requirements:Ability to lift and carry up to 75 pounds regularly.Frequent standing, walking, climbing stairs/ladders, bending, kneeling, and reaching.Ability to work in a variety of environmental conditions, including heat, cold, rain, and confined spaces.Manual dexterity for operating tools and equipment.Must be able to respond quickly to emergency situations, which may require running, climbing, or crawling.Ability to use personal protective equipment (PPE) as needed.Additional Requirements:Must pass a background check after conditional offer of employment.This company participates in E-Verify to confirm the employment eligibility of all new employees.The pay range for this position is expected to be $25 - $32 per hour; however, base pay offered will depend on a variety of factors including internal equity, on job-related knowledge, skills, and experience.EOE STATEMENTWe take diversity and equal opportunity seriously.
