Operating Engineer

Responsibilities Perform the installation, maintenance, repair, and operation of mechanical, electrical, and power generation equipment and systems to support the critical environment. Operate systems safely and efficiently in accordance with government regulatory compliance and standard operating procedures. Learn building control, electrical, and UPS systems quickly using on‑the‑job training, operations manuals, and documentation. Perform predictive, planned, preventative, and routine maintenance, as well as equipment rounds and service requests as directed; adhere to the JLL Preventative Maintenance Program. Inspect and repair pumps, fans, valves, and motors, ensuring proper operation of client equipment and systems. Perform all duties safely and in accordance with established work standards and practices. Conduct visual and operational inspections of associated equipment, interpreting specifications, blueprints, and job standards. Establish work procedures to meet production schedules. Recommend measures to improve production methods, equipment performance, and quality of product; suggest changes in working conditions and equipment use to increase efficiency. Analyze and resolve work problems and achieve work goals. Maintain time and production records and customer service requests. Adapt to a wide-ranging and changing scope of responsibilities while adhering to procedures that minimize human‑error risk. Demonstrate teamwork to create a positive working environment. Control the daily operation of mechanical equipment in the physical plant and buildings. Maintain mechanical, plumbing, structural, furniture, fire, life safety, and control systems for the facility to meet applicable standards. Monitor and maintain responsibility for tenant services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency. Monitor refrigeration, water cooling, and air conditioning equipment, boilers, heating, ventilating, hot water equipment, pumps, valves, piping, filters, and other mechanical and electrical equipment. Complete tenant service requests accurately and expediently. Evaluate building systems to monitor and improve performance for efficient operation. Comply with policies and procedures for safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace. Act as the on‑call engineer when requested by the supervisor. Participate in emergency response procedures, technical training, and safety training programs. Use proper safety equipment during all work activities. Qualifications Must be a member or become a member of the International Union of Operating Engineers Local 877 AFL‑CIO. Must be authorized to work in the United States without visa sponsorship. Comfortable and flexible in managing a wide-ranging and changing scope of responsibilities.
