Director of Land Development

We are seeking an experienced Director of Land Development to lead the planning, design, approval and delivery of complex land development projects. This senior leadership role will oversee projects from initial site evaluation and feasibility through entitlement, engineering, construction coordination and final completion. The successful candidate will provide strategic direction, manage multidisciplinary teams and ensure that projects are delivered safely, efficiently, on schedule and in accordance with approved budgets and regulatory requirements.


Key responsibilities will include identifying development opportunities, assessing site constraints and financial viability, and coordinating due diligence activities. You will lead relationships with planning authorities, consultants, contractors, landowners, utilities providers and other stakeholders, while managing the preparation and submission of planning, zoning, environmental and technical applications. The role will also involve reviewing masterplans, infrastructure strategies, engineering designs and construction programmes; monitoring project risks, costs and milestones; and providing clear reports and recommendations to senior decision-makers. You will be expected to establish effective project governance, resolve complex issues and maintain high standards of quality, compliance and environmental responsibility throughout the development lifecycle.


Applicants should have substantial experience in land development, property development, civil engineering, urban planning or a related discipline, together with a strong understanding of the planning and approvals process. A relevant degree or professional qualification is preferred, as is experience managing large-scale residential, commercial or mixed-use projects. You will need proven leadership and stakeholder-management skills, strong commercial awareness and the ability to negotiate effectively with public and private sector partners. Excellent financial, contractual and project management capabilities are essential, alongside the ability to interpret technical information and communicate confidently with both specialist and non-specialist audiences. A proactive, analytical and collaborative approach will be vital in delivering successful outcomes across a varied development portfolio.
