DEFINITION Under general supervision, performs preventive, routine, and corrective maintenance of City-owned buildings, facilities, grounds, and related infrastructure. Performs basic repairs; assists with renovation and construction projects; completes assigned work orders; operates maintenance tools and equipment; and provides support to City staff, contractors, vendors, and the public. This position is assigned to Facility Maintenance within the Building & Community Services Department.
DISTINGUISHING CHARACTERISTICS This is a single-incumbent, entry-level classification responsible for performing routine maintenance and basic repair assignments. The position works within established procedures and receives guidance and training on more complex or specialized tasks. This classification is distinguished from higher-level maintenance positions by its limited independent responsibility and emphasis on developing the knowledge and skills necessary to perform facility maintenance work. This position reports to the Facility Maintenance Manager. Duties and Responsibilities

Work Environment The employee works in both indoor and outdoor environments under varying weather conditions and may be exposed to heat, cold, rain, dust, noise, chemicals, electrical hazards, moving mechanical equipment, confined spaces, and elevated work areas. Appropriate personal protective equipment is required. Certain positions within the classification may require after-hours response, weekend work, or participation in an on-call rotation.

- Performs preventive, routine, and corrective maintenance on City facilities, buildings, grounds, and related infrastructure.
- Performs maintenance and repairs involving carpentry, painting, drywall, flooring, doors, hardware, windows, cabinetry, plumbing, electrical, HVAC, roofing, masonry, locksmithing, and other building components consistent with training, qualifications, and applicable licensing requirements.
- Assists with construction, remodeling, renovation, and facility improvement projects, including demolition, framing, finishing, concrete, fencing, and installation of fixtures and equipment.
- Inspects buildings, facilities, equipment, and grounds to identify maintenance deficiencies, safety hazards, and repair needs; reports deficiencies requiring specialized repair or outside contractor services.
- Performs routine maintenance on facility systems including generators, lighting systems, heating and cooling equipment, irrigation systems, pressure washing equipment, and other building support systems.
- Operates and maintains a variety of maintenance equipment including power tools, lifts, ladders, pressure washers, generators, trailers, and other specialized equipment.
- Completes assigned work orders and accurately documents work performed, labor, materials, and equipment utilized.
- Maintains inventories of tools, equipment, and supplies; assists with ordering, receiving, storing, and distributing maintenance materials.
- Responds to routine and emergency maintenance requests in a timely and professional manner.
- Provides courteous customer service to City departments, employees, contractors, and the public.
- Assists in maintaining safe work sites by following established safety procedures and using appropriate personal protective equipment.
- Performs other duties as assigned.
EMPLOYMENT STANDARDS
Knowledge of:
- Operations, services, and activities of municipal facility maintenance.
- General building maintenance practices and preventive maintenance principles.
- Basic methods, materials, equipment, and tools used in carpentry, plumbing, HVAC, painting, drywall, roofing, locksmithing, masonry, and electrical maintenance.
- Safe operation of hand tools, power tools, lifts, ladders, and maintenance equipment.
- Occupational hazards and standard safety practices, including proper use of personal protective equipment.
- Basic recordkeeping methods.
- Modern office software and computerized work order management systems.
- Basic mathematical calculations.
- Applicable Federal, State, and local laws, codes, regulations, and safety standards related to facility maintenance.
- City policies, procedures, and departmental operations.
- Perform preventive and corrective maintenance activities safely and effectively.
- Operate maintenance equipment and tools in a safe and efficient manner.
- Read and interpret blueprints, diagrams, sketches, manuals, and manufacturers' instructions.
- Identify maintenance deficiencies and recommend appropriate corrective actions.
- Maintain accurate maintenance records and complete work orders.
- Prioritize multiple assignments while maintaining quality workmanship.
- Work independently with limited supervision.
- Understand and follow oral and written instructions.
- Communicate clearly and effectively, both orally and in writing.
- Establish and maintain effective working relationships with coworkers, contractors, vendors, City staff, and the public.
- Respond appropriately to emergency maintenance situations.
- High School Diploma or GED equivalent.
- Two (2) years of facility/building maintenance experience.
Licenses and Certificates:
- A valid Texas State driver's license is required at the time of appointment and must be maintained throughout employment.
- Texas Department of Licensing and Regulation (TDLR) Air Conditioning and Refrigeration Technician certification, preferred.
- Texas Department of Licensing and Regulation (TDLR) Electrician licensing or documented apprenticeship hours, preferred.
