Tishman Speyer currently has approximately $68 billion in assets under management, including iconic properties such as Rockefeller Center in New York City, The Springs in Shanghai, TaunusTurm in Frankfurt, and Mission Rock in San Francisco.Summary of the Position:As the Director of Property Operations and Corporate Services Procurement, you will report to the Sr Director of Indirect Procurement and play a meaningful role in driving Tishman Speyer’s bottom-line savings through rigorous company-wide sourcing activities in partnership with senior leadership and internal business partners across multiple geographies.Key Responsibilities:Develop Procurement capability within Property Operations and TSP Corporate functions, enabling Tishman Speyer to effectively manage and control its spend under management across the U.S and ultimately across all TSP markets globallyActively develop and manage the Procurement capability within TSP with the primary goals of improving supplier performance, achieving cost savings, managing supplier relationships, and strengthening compliance to a rigorous sourcing processStrategically develop and implement commodity/supply chain strategies covering TSP Corporate goods and services, to deliver maximum value, leverage, and standardizationAdhere to policies (e.g., Code of Ethics), regulations and laws (federal, state, and local) to ensure that the behavior of organization is honest, ethical, and professionalPromote a best-in-class Supplier Relationship Management programPromote the use of existing procurement standard operating procedures to ensure that standards are being consistently adhered to and, further develop areas for process improvementEstablish and maintain measurable key performance indicators (KPI’s) for all levels of procurement activities, to include but not be limited to supplier performance, supplier quality, internal order placement performance and buyer activity levels. This should also include metrics related to self-performance in the service of supporting internal Tishman Speyer Property Management clients as well as measurement of annualized savings on existing property management service contractsManage the request for proposal (RFP), bid issuance/bid submission, bid leveling, award and contracting processes within Property operations and TSP Corporate. Ensure that they are strictly adhered to across the organization and that there is rationale support for each business awardNegotiate and execute contracts and purchase orders to support business needs.Establish, implement, and/or enforce periodic reporting requirements to related Tishman Speyer management teamSkills & Qualifications:7-10 years of procurement, vendor management, or facilities management experience in real estate, corporate services, or multi-unit property managementProven track record managing multiple service categories (janitorial, security, maintenance, professional services, etc.)Strong contracting and procurement acumen; experience negotiating complex service agreementsExperience developing and managing Supplier Relationship Management (SRM) programsExcellent stakeholder management and relationship building skills; ability to influence across organizational levelsDemonstrated ability to drive cost savings and operational efficiencyStrong analytical and problem-solving skills; comfort with data analysis and vendor scorecard metricsExperience with vendor performance evaluation and managementKnowledge of real estate operations, building services, and facility management best practices preferredProficiency with procurement software/systems,Microsoft Office Suite, and AI toolsStrong communication, presentation, and negotiation skillsKEY COMPETENCIESProcurement Expertise: Advanced knowledge of RFP processes, contract negotiation, vendor evaluation, and procurement best practicesRelationship Management: Ability to build trust, influence, and negotiate effectively with vendors and internal stakeholdersStrategic Thinking: Ability to evaluate vendors and services beyond cost; focus on long-term value and strategic fitAnalytical Skills: Comfort with data analysis, vendor scorecards, performance metrics, and ROI calculationsLeadership: Ability to manage vendor relationships, lead cross-functional teams, and make sound business decisionsCommunication: Clear, professional communication with vendors, internal teams, and senior leadershipAttention to Detail: Thorough review of contracts, compliance requirements, and service deliveryProblem-Solving: Ability to manage vendor disputes, performance issues, and operational challengesBusiness Acumen: Understanding of budget management, cost control, and operational efficiencyThe base compensation range for this role is $150,000 to $180,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees. This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role.
