Highlights: Open a New Division: Play major role in growing a new operation for a Top 10 National homebuilder. Leave a Legacy: Be a founding member of a division that is primed and capitalized to grow to #1 in the market. Support Provided: Established sister divisions providing support to aid in underwriting and back-office support. Unique multi-brand strategy: Serving all major buyer groups - entry, first time, move up, luxury and active adult, increasing number of deals this person can go after. What you'll do: Find land for future new home communities around Cleveland. More specifically - source, find, place under contract, receive governmental approval and close on new land that meets the division's needs - both raw land and finished lots - across assigned territory in NE Ohio. Responsibilities Create and foster relationships with landowners, land brokers, title companies, lenders, municipalities other homebuilders, and lot developers Analyze the financial aspects of each development opportunity Prepare complete financial analysis and pro-forma for properties under consideration for purchase Preparation of Corporate Approval Package Negotiate the acquisition of properties with sellers, landowners, attorneys or brokers Prepare memoranda and other docs and analytics for corporate approval for land buys Manage due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams Monitor development phases and entitlement processes post-closing Requirements 3+ years of real estate development and/or land acquisition experience College Degree Experience working with landowners, land brokers, title companies, lenders, municipalities, engineers, other homebuilders, and lot developers is highly preferred. Have led numerous iterations of underwriting a potential development project from start to finish. Salesmanship and successful experience developing business relationships. Experienced in the use of market research tools and knowledge of GIS mapping applications and Google Earth. Working knowledge of OH zoning and land use practices, development standards, and utility solutions.
