Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager to oversee the activities of assigned staff and vendors to maintain the property. Essential Duties & Responsibilities Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager Maintain a preventative maintenance program to extend the life of the community and minimize future repairs Maintain a well-organized and properly stocked maintenance shop in compliance with safety standards and OSHA guidelines Maintain hazard communications program; promote safe work practices Participate in unit inspections as requested Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit Participate in on-call emergencies at the community Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors and contractors) Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and speed (e.g., walk units to confirm make-ready and work orders) Personnel Management — under the direction of the Community Manager, supervise, train, and schedule maintenance activities Check work progress daily; provide immediate assistance and instruction as needed Provide input regarding employee performance evaluations Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks Promote harmony and quality job performance of staff through leadership Customer & Resident Relations — manage excellent customer service and monitor service request turnaround and responsiveness Project a favourable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community as delegated Education/Experience High School Diploma or Equivalent EPA & CPO certification required; HVAC desired Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly move about to accomplish tasks, communicate, and use hands in repetitive motions; able to work overtime, weekends, and on-call property emergencies Move to different positions in various environments, including tight spaces; traverse terrain; ascend/descend stairs, ladders, ramps; operate machinery and power tools; operate vehicles; lift and move objects over 100 lbs; exposure to outdoor elements and hazardous chemicals Occasionally remain in a stationary position for extended periods License/Equipment Must have reliable transportation due to the emergency on-call requirement Salary Range: $23 per hour to $25 per hour This job description is not all-inclusive and may be modified at any time.
