Our development pipeline and acquisition prospects are concentrated in the western United States including California, Oregon, Washington and Nevada. We are actively looking for qualified professionals who will help execute the company's future growth strategy.POSITION SUMMARY:The Regional Manager is responsible for leading the operational, financial, and team performance of an assigned multi-state portfolio of multifamily communities. This role provides leadership and development to Community Managers, drives consistent execution of SyRES operating standards, and builds a culture of accountability, collaboration, and ownership across the portfolio. The Regional Manager is responsible for developing Community Managers to operate with an owner-operator mindset—understanding the financial and operational impact of their decisions, proactively identifying opportunities and risks, and taking ownership of the overall performance of their communities. As SyRES continues to grow, this role will also support property transitions, lease-ups, and the continued development of scalable operating practices across the portfolio.RESPONSIBILITIES:Leads the overall performance of an assigned multi-state portfolio, ensuring communities achieve established operational, financial, leasing, resident experience, and business performance goals.Provides direct leadership, coaching, and accountability to Community Managers, developing them into strong business and people leaders.Develops an owner-operator mindset across property teams by connecting daily operational decisions to revenue, expenses, NOI, asset value, resident experience, and long-term property performance.Reviews financial statements, budgets, forecasts, market conditions, and operational performance and partners with Community Managers to develop and execute action plans that drive results.Builds and reinforces a consistent SyRES culture of ownership, accountability, collaboration, and continuous improvement across geographically diverse teams.Establishes clear performance expectations while empowering Community Managers to proactively identify risks and opportunities, develop recommendations, and make informed business decisions.Conducts routine property visits and inspections to evaluate operations, leasing performance, resident experience, physical condition, safety, maintenance standards, and overall asset performance.Monitors occupancy, leasing velocity, pricing, concessions, renewals, delinquency, resident retention, and competitive market conditions and implements strategies to improve performance.Oversees property budgets and financial performance, identifying opportunities to grow revenue, manage expenses, improve operational efficiency, and maximize asset value.Develops Community Managers' financial acumen and ability to understand, communicate, and take ownership of their property's financial performance.Recruits, develops, coaches, and retains high-performing leaders and teams while identifying and developing future talent to support portfolio growth.Partners with Accounting, Marketing, Human Resources, Learning & Development, Facilities, IT, Legal, and other support teams to improve asset and team performance.Ensures properties consistently deliver a high-quality resident experience and that escalated resident concerns are addressed appropriately and timely.Oversees maintenance, preventative maintenance, apartment turns, inspections, and property conditions to ensure assets meet SyRES and ownership standards.Identifies operational and capital needs and communicates risks, opportunities, and recommended solutions to senior leadership and ownership.Ensures communities operate in compliance with applicable federal, state, and local regulations, Fair Housing requirements, company policies, and ownership requirements.Supports property transitions, acquisitions, lease-ups, new developments, and other portfolio growth initiatives, ensuring new communities successfully adopt SyRES operating standards and culture.Champions company initiatives and organizational change, ensuring effective communication, adoption, and accountability throughout the portfolio.Prepares and presents portfolio performance, financial results, market trends, risks, opportunities, and action plans to senior leadership and ownership.QualificationsBachelor's degree in Business, Real Estate, Finance, Hospitality, or a related field preferred; equivalent industry experience will be considered.Minimum of 5 years of progressive multifamily property management experience, including leadership responsibility for multiple communities or markets.Multi-state portfolio management experience strongly preferred.Demonstrated ability to develop Community Managers and build high-performing, geographically dispersed teams.Strong financial and business acumen with the ability to interpret financial statements, budgets, forecasts, variance reports, and operational KPIs.Strong understanding of multifamily operations, leasing, resident experience, facilities management, and asset performance.Strong leadership, coaching, communication, decision-making, and organizational skills.Ability to build effective relationships with ownership, senior leadership, onsite teams, and cross-functional partners.Ability to operate effectively in a growing organization and lead teams through change, transitions, and evolving processes.Proficiency with property management and business technology platforms; Yardi experience strongly preferred.Ability and willingness to travel regularly throughout the assigned multi-state portfolio.Real Estate license where required by state or local regulations; otherwise preferred.Industry certifications such as CPM, CAPS, CAM, ARM, or similar credentials preferred.Experience with property transitions, acquisitions, new developments, and/or lease-ups preferred.Physical and Environmental RequirementsOccasional bending, kneeling, and lifting up to 50 lbsFrequent sitting and occasional standing, walking, reachingNoise level may be moderate to high at timesEqual Employer Opportunity (EEO)We are an Equal Employment Opportunity employer.
