Full-Time Asset ManagerJoin Ownership's Frontline in Maximizing the Performance of a Premier Office AssetGaines Investment Trust, a privately held national real estate investment firm, is seeking a full-time, on-site Asset Manager to oversee and elevate the performance of our 311,000 square foot Class A office building located at 2600 Michelson Drive in Irvine, CA.This is not a remote or oversight-only position. We are hiring a boots-on-the-ground representative of ownership—someone who will be physically present and fully engaged with the day-to-day operations and long-term success of the property. The building is currently managed by a third-party property management company that has been in place since before our acquisition in December 2024. Your role is to work closely—but independently—with this team to extract top-tier performance, ensuring all decisions and actions align with the ownership's goals. You will serve as the lead asset-level decision maker on-site, responsible for overseeing leasing velocity, tenant retention, financial oversight, and execution of capital improvement projects—all through the lens of ownership.Key ResponsibilitiesBe present at the property Monday through Friday, from 9:00 AM to 5:00 PM, serving as ownership's on-site representativeCollaborate with the third-party property management and leasing teams to ensure strategic execution and accountabilityManage and oversee all leasing activity, including renewals and marketing of vacant spacesDrive ownership's vision for capital improvements—owning the process from design to contractor oversightClosely review and analyze monthly property financials; identify savings, income opportunities, and performance gapsEvaluate delinquency and collections, working with property management to protect the landlord's interestsEnsure the property is operated with institutional-level quality, attention to detail, and responsiveness to tenantsMaintain a consistent and proactive flow of communication with ownershipIdeal Candidate ProfileProven experience in commercial real estate asset management, preferably with office buildingsStrong working knowledge of leasing, financial reporting, property operations, and capital project oversightStrategic mindset with tactical execution capabilitiesStrong attention to detail, excellent judgment, and ability to make cost-effective, timely decisionsComfortable managing and collaborating with long-standing third-party vendors and teamsSkilled in reading and interpreting operating statements, leases, and service contractsHighly communicative, results-driven, and accountableDetailsLocation: 2600 Michelson Drive, Irvine, CA (on-site, not remote)Employment: Full-time position reporting directly to ownershipSchedule: Monday through Friday, 9:00 AM – 5:00 PMSalary Range: $140,000 – $160,000 annually, depending on experienceStart Date: ASAPTo Apply: Please send your resume and a brief note explaining why you're a strong fit for this position.
