Housekeeper/Porter

Portico has an amazing opportunity to join our team as a Housekeeper/Porter! This position will be based at our single-family rental home community, Jefferson Ashford, in Grand Prairie, TX .
Job Summary

The Housekeeper/Porter is responsible for maintaining the cleanliness, appearance, and overall presentation of the apartment community. This position combines traditional housekeeping responsibilities with porter and groundskeeping duties to ensure that interior common areas, amenities, model homes, vacant units, and exterior areas are clean, welcoming, and well maintained.

The ideal candidate takes pride in creating a clean and inviting environment, has strong attention to detail, and is comfortable working both indoors and outdoors. Previous experience in apartment communities, housekeeping, hospitality, janitorial services, groundskeeping, or facilities maintenance is preferred.
Essential Job Functions
Housekeeping & Interior Cleaning

• Clean and maintain community common areas, including the leasing office, clubhouse, restrooms, fitness center, amenity spaces, hallways, and other shared areas.
• Sweep, vacuum, mop, dust, sanitize, and perform general floor care as needed.
• Clean windows, glass doors, mirrors, countertops, fixtures, furniture, and other surfaces.
• Clean and sanitize restrooms and replenish paper products, soap, and other supplies.
• Empty trash receptacles and replace liners throughout community areas.
• Assist with cleaning and preparing model homes, vacant units, and other spaces for tours, move-ins, or community events.
• Maintain a high standard of cleanliness and presentation throughout the community.
• Identify and report maintenance concerns, damages, safety hazards, or other issues observed while cleaning.

Porter & Groundskeeping

• Walk the community grounds regularly and remove trash, debris, cigarette butts, and pet waste.
• Sweep, blow, and clean sidewalks, pathways, stairwells, breezeways, entrances, parking areas, and other exterior spaces.
• Maintain dumpster, trash collection, and compactor areas in a clean and orderly condition.
• Pressure wash buildings, sidewalks, breezeways, and common areas as scheduled.
• Clean exterior windows, railings, signage, outdoor furniture, and community features.
• Assist with maintaining overall community curb appeal.
• Promptly report landscaping, maintenance, safety, or curb appeal concerns.

Pool & Amenity Areas

• Clean and maintain pool, spa, and outdoor amenity areas.
• Remove trash and debris from pool decks and surrounding areas.
• Clean and properly arrange pool and outdoor furniture.
• Assist with routine pool upkeep and chemical treatments under appropriate supervision.
• Ensure amenity areas are clean, organized, safe, and ready for resident use.

Maintenance & Operational Support

• Assist the maintenance team with minor tasks such as replacing light bulbs and air filters when needed.
• Assist with assigned service requests or community projects within the scope of the position.
• Maintain appropriate inventory of housekeeping and cleaning supplies, trash bags, and related materials.
• Keep housekeeping closets, maintenance storage areas, and equipment clean and organized.
• Properly use, store, and maintain cleaning products, tools, and equipment.

Safety & Compliance

• Follow OSHA requirements, company safety policies, chemical-handling procedures, and emergency protocols.
• Use appropriate personal protective equipment when required.
• Attend required safety meetings and participate in company risk-management programs.
• Promptly report accidents, incidents, injuries, property damage, or unsafe conditions.
• Follow company key-control and property-access procedures.

Resident & Team Support

• Provide friendly, professional, and courteous service to residents, prospects, guests, vendors, and team members.
• Work closely with the property management and maintenance teams to maintain community standards.
• Support resident satisfaction and retention efforts.
• Assist with setup and cleanup for resident events and community activities as needed.
• Attend team and community meetings as required.
• Complete special projects and other duties as assigned.

Qualifications
Experience

• Minimum of six months of experience in housekeeping, janitorial services, hospitality, apartment communities, porter services, groundskeeping, or facilities maintenance preferred.

Education

• High school diploma or GED preferred; equivalent experience may be considered.

Skills & Competencies

• Knowledge of standard housekeeping and cleaning procedures.
• Ability to safely use cleaning products, equipment, and basic groundskeeping tools.
• Strong attention to detail and pride in maintaining a clean, attractive environment.
• Ability to prioritize responsibilities and manage time effectively.
• Dependable, self-motivated, and able to work independently with minimal supervision.
• Ability to work effectively as part of an on-site team.
• Professional and customer-service focused when interacting with residents and guests.
• Ability to read and follow schedules, instructions, product labels, and safety procedures.
• English or Spanish communication skills preferred.

Licenses & Certifications

• Valid driver's license and proof of insurance required.

Physical Requirements

• Ability to stand and walk for extended periods.
• Ability to climb stairs and ladders.
• Ability to bend, stoop, kneel, crouch, reach, push, and pull.
• Ability to lift and carry up to 50 pounds.
• Ability to perform repetitive hand and wrist movements.
• Ability to operate standard housekeeping and groundskeeping equipment.

Work Environment

• Work is performed both indoors and outdoors in varying weather conditions.
• Regular exposure to cleaning products, chemicals, dust, fumes, and mechanical equipment.
• Position requires frequent movement throughout the apartment community.
• Moderate noise levels and a fast-paced working environment.
• May require occasional evenings, weekends, overtime, on-call shifts, or travel depending on community needs.
• Work is performed within a pet-friendly apartment community.
