Position: Full-Time | Business Development / Sales Research 

The Opportunity : Car Park is looking for a sharp, ambitious, technology-driven Business Development & AI Sales Research Specialist to help us aggressively expand our portfolio throughout Southern California. 

This is not a traditional desk sales position . We want someone who knows how to find opportunities before everyone else does , identify the decision-makers, make contact, open doors, and help turn prospects into appointments and new accounts. 

The right person should be highly comfortable using AI platforms, online research tools, LinkedIn, databases, public records, property research, telephone prospecting, email outreach, and old-fashioned canvassing . You will work directly with company leadership and will be expected to produce measurable business-development activity. 

What You Will Do :

• Research and identify new parking and valet management opportunities throughout Los Angeles and Southern California. 

• Use AI tools and advanced online research to uncover properties, ownership groups, management companies, decision-makers, upcoming developments, management changes, RFPs and potential parking contracts. 

• Build targeted prospect lists for: 

  • Hotels.
  • Hospitals and medical centers.
  • Commercial office buildings.
  • Residential and mixed-use properties.
  • Restaurants and nightlife.
  • Shopping centers.
  • Universities.
  • Municipalities.
  • Airports .
  • Entertainment venues 

• Property management and asset management companies.

• Identify the actual decision-makers: owners, asset managers, property managers, general managers, CFOs, COOs, facility directors and procurement executives. 
• Cold call and prospect daily.  
• Conduct professional email and LinkedIn outreach.
• Canvass properties in person when appropriate and develop relationships with managers and ownership representatives.
• Generate qualified leads and set appointments for senior management.
• Track prospects consistently from initial research through contact, appointment, proposal and decision.
• Monitor public and private RFP/RFQ opportunities and help register Car Park with organizations before opportunities are released. 

• Research competitors and identify properties where existing parking operations can be improved. 

• Use AI to improve prospecting, research, messaging, lead qualification and sales productivity. 

• Maintain an organized CRM/database with contacts, conversations, opportunities and next actions. 

• Develop creative strategies for finding business instead of waiting for inbound leads.

• You should be comfortable picking up the phone, walking into a property, researching a company for two hours, finding the correct executive and figuring out how to get a meeting. 
• You should also understand that AI is now a fundamental business-development tool , not a novelty. 
• Experience with platforms such as ChatGPT, Claude, Gemini, LinkedIn Sales Navigator, CRM systems, lead-generation databases and other research/prospecting technology is highly desirable. 

Ideal Background :

• Business development, sales, research, lead generation or commercial real estate experience.
• Strong knowledge of AI research and productivity tools.

• Excellent internet and investigative research skills.

• Comfortable cold calling executives and businesses.

• Strong written and verbal communication.

• Professional appearance and presentation.

• Highly organized and accountable.

• Self-starter who does not require constant supervision.

• Comfortable working both behind a computer and in the field .

• Familiarity with Los Angeles commercial real estate, hospitality, healthcare or property management is a major advantage.

Parking-industry experience is helpful but not required . We would rather hire someone intelligent, aggressive and technologically capable who can learn the parking business. 

How Success Will Be Measured : This position is performance-driven.

• Properties canvassed.
• Qualified appointments generated.
• RFP opportunities identified.
• Proposals generated.
• New accounts and revenue produced 

The objective is simple:  Create a predictable pipeline of new parking-management opportunities and help Car Park consistently win new business.  

Growth Opportunity :

For the right person, this can develop into a significant business-development role within Car Park. We are looking for one or two exceptional people , not a large sales department. If you are entrepreneurial, understand technology, know how to use AI intelligently, are comfortable prospecting and can consistently open doors, we want to hear from you.

• Base salary: $70,304/year  

• Qualified appointment: $100  

• New account signed: $1,000  

• Commission: 3% of first-year gross profit  

• Large account bonus: $2,500–$5,000  

• Expected earnings: $80,000–$120,000+ annually  

• Commission is uncapped .

Preference: $70K base + strong commission. You want someone hungry enough to prospect, cold call, canvass, research with AI, and generate appointments—not someone comfortable collecting a salary.
