Project Manager

J.H. Fitzmaurice, Inc. (JHF) is seeking a Project Manager (PM) to join our team. This position will support and/or lead the successful execution of multifamily, affordable housing, mixed-use, and commercial construction projects from preconstruction through final closeout. The PM/ will work closely with the Superintendent and project team to manage project administration, subcontractor coordination, procurement, scheduling, cost control, document management, and communication with owners, architects, consultants, subcontractors, and field staff. Depending on experience, the PM will serve as the primary manager responsible for overall project execution. Essential Functions Assist with and/or lead the day-to-day management of construction projects from preconstruction through closeout. Manage and track project documentation including RFIs, submittals, ASIs, CCDs, change requests, meeting minutes, and project correspondence. Maintain project logs including RFIs, submittals, potential change orders, Owner change orders, procurement, and other project records. Review and route subcontractor submittals and shop drawings for completeness prior to design team review. Prepare, review, negotiate, and administer subcontract change orders, Owner change orders, and supporting documentation. Coordinate with subcontractors, suppliers, architects, consultants, utility companies, public agencies, and field staff to resolve design, procurement, scheduling, and construction issues. Assist with and/or lead project buyout, subcontractor procurement, contract administration, and long-lead material/equipment tracking. Develop, update, maintain, and manage the overall project schedule in coordination with the Superintendent, subcontractors, and project stakeholders. Review project budgets, cost reports, forecasts, pay applications, and overall project financial status. Prepare and manage Owner pay applications, subcontractor payment applications, project billings, and monthly cost reporting. Attend and participate in Owner-Architect-Contractor (OAC) meetings, subcontractor coordination meetings, and internal project meetings. Maintain project files including contracts, closeout documents, warranties, manuals, and other project documentation. Work closely with the Superintendent to ensure the project is constructed safely, on schedule, within budget, and in accordance with the Contract Documents. Support compliance with prevailing wage, labor compliance, certified payroll, local hire, and other owner-specific contractual requirements where applicable. Assist with and/or lead project closeout including punch list completion, final documentation, owner turnover, and warranty administration. Build and maintain positive working relationships with Owners, Architects, Consultants, Subcontractors, and project stakeholders. Prepare, negotiate, issue, and manage Owner Change Orders (OCOs), Potential Change Orders (PCOs), Subcontract Change Orders (SCOs), and related cost proposals. Qualifications / Requirements Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent construction experience. Assistant Project Manager: 2-5 years of experience on ground-up multifamily apartment construction projects. Project Manager: 5+ years of experience successfully managing ground-up multifamily apartment construction projects from preconstruction through closeout. Experience with multifamily apartment construction is required; experience with affordable housing, podium, mixed-use, and wood-frame (Type III/Type V) construction is preferred. Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications. Strong organizational, leadership, and problem-solving skills with the ability to manage multiple priorities. Proficiency in Microsoft Office Suite, Bluebeam, Procore, and construction management software. Understanding of project scheduling, procurement, subcontract administration, cost control, change management, and contract administration. Excellent written and verbal communication skills. Ability to work collaboratively with Owners, Architects, Consultants, Subcontractors, and internal project teams in a professional manner. #J-18808-Ljbffr
