Preconstruction Manager

We're partnering with a well-established commercial general contractor seeking an experienced Preconstruction Manager to lead estimating and preconstruction efforts for a variety of commercial projects, particularly medical and institutional projects. This is an excellent opportunity for someone who enjoys collaborating with owners, architects, engineers, and trade partners while helping shape successful projects from concept through turnover. You'll have the opportunity to influence budgets, schedules, constructability, and overall project success while working with a collaborative leadership team. What You'll Do Lead commercial estimating from conceptual budgeting through final GMP and lump sum proposals. Prepare detailed quantity takeoffs, pricing analyses, and cost models. Develop value engineering options and identify cost-saving opportunities. Solicit, qualify, and negotiate with subcontractors and suppliers. Conduct scope reviews, bid comparisons, and subcontractor recommendations. Meet with owners, architects, engineers, and trade partners throughout the preconstruction process. Walk project sites with subcontractors and participate in constructability reviews. Support project turnover to operations and collaborate closely with Project Managers. Help strengthen client relationships and contribute to future business opportunities. Qualifications 5+ years of commercial estimating or preconstruction experience with a general contractor. Experience estimating commercial medical and institutional projects , as well as office, retail, or similar facilities. Required Skills Strong knowledge of quantity takeoffs, subcontractor bidding, and value engineering. Experience with Bluebeam, ProEst, BuildingConnected, or similar estimating software. Excellent written and verbal communication skills. Highly organized, detail-oriented, and comfortable managing multiple projects simultaneously. Professional and confident interacting with clients, architects, engineers, and trade partners. Pay range and compensation package Competitive salary of $90,000–$130,000 plus performance bonus.
