ROLE DESCRIPTION

The Junior Advisor is a commission-based, 1099 independent-contractor role based in the South Florida market, with access to our Fort Lauderdale office and team resources. You will work alongside the Founder, Senior Advisors and Clients to facilitate commercial property transactions while building your own market. Typical activity includes prospecting new clients, conducting market research, preparing proposals and offering materials, managing client relationships, and contributing to sales strategy. You will also participate in negotiations and support deal execution, with ongoing mentorship and training designed to accelerate your investment-sales expertise.

WHAT YOU WILL DO

· Prospect and develop new owner, investor, and referral relationships in target South Florida submarkets.

· Conduct market research, comparable analysis, and property-level due diligence to support pricing and positioning.

· Prepare proposals, Broker Opinions of Value, and Offering Materials alongside senior advisors.

· Manage client relationships and correspondence with a high standard of responsiveness and professionalism.

· Contribute to sales and marketing strategy for active assignments focused on Multifamily in a specific geographic area.

· Participate in negotiations and support transaction execution from offer through closing.

· Maintain accurate, timely deal and relationship information in the firm's approved systems.

· Conduct all services ethically and in compliance with Florida real estate law, FREC/DBPR requirements, brokerage policies, and the executed Independent Contractor Agreement.

QUALIFICATIONS

· An active Florida Real Estate Sales Associate or Broker Associate license in good standing, or the ability to obtain and activate the required Florida license before performing brokerage services.

· Registration of your license with Open Market CRE LLC qualifying broker before conducting brokerage activity on behalf of the firm.

· Strong communication and client-service skills for managing relationships and correspondence.

· Demonstrated sales ability and a track record of meeting or exceeding performance targets.

· Willingness to invest in training and mentorship to develop deep commercial real estate and investment-sales knowledge.

· Self-starter with excellent organizational and time-management skills.

· High level of professionalism, integrity, and commitment to client success.

· Proficiency with CRM tools and a basic understanding of real estate financial metrics is a plus.

· Familiarity with insurance and related risk-management concepts is an advantage.

COMPENSATION AND ENGAGEMENT STRUCTURE

Compensation is commission-based and directly tied to completed transactions and other qualifying output under the applicable commission schedule and executed Independent Contractor Agreement. There is no base salary, hourly wage, or employee benefits. Independent contractors are responsible for their own business expenses, tax obligations, insurance, and licensure/continuing-education requirements, except as expressly provided in the written agreement.

The successful candidate must execute Open Market CRE LLC’s Independent Contractor Agreement and complete the required onboarding and license-registration process before performing services for the firm.
