Commercial Maintenance TechnicianThe Commercial Maintenance Technician is responsible for the day-to-day maintenance, repair, and general upkeep of a portfolio of commercial properties, including office, retail, industrial, and mixed-use assets. This position performs preventative maintenance, responds to tenant service requests, completes building repairs, and assists with maintaining building systems to ensure safe, clean, and efficient operations. The Commercial Maintenance Technician works closely with the Building Engineer, Property Managers, vendors, and tenants to provide exceptional service and preserve the value of company-managed assets.Building Maintenance & RepairsPerform routine maintenance and repairs at assigned commercial properties.Troubleshoot, diagnose, and repair building systems and equipment.Complete preventative maintenance tasks according to established schedules.Perform repairs including:Plumbing fixtures and pipingElectrical fixtures and minor electrical repairsHVAC preventative maintenance and minor repairsDoors, locks, and hardwareDrywall, painting, and carpentryCeiling tiles and flooringWindows and glazingRoofing repairs (minor)Concrete, sidewalks, and parking lot maintenanceMaintain common areas, mechanical rooms, storage areas, and exterior building appearance.Replace lighting, filters, belts, batteries, and other routine maintenance itemsTenant ServiceRespond promptly to tenant maintenance requests and work orders.Communicate professionally with tenants regarding repairs and project status.Coordinate access to tenant spaces while minimizing disruption to business operations.Deliver excellent customer service while maintaining professionalism and safetyPreventative MaintenancePerform scheduled inspections of building systems and equipment.Maintain preventative maintenance logs and documentation.Identify potential maintenance issues before they become major repairs.Report deferred maintenance and capital improvement needs to the Building Engineer or Property ManagerBuilding SystemsAssist with the operation and maintenance of:HVAC systemsPlumbing systemsElectrical systemsFire and life safety systemsBuilding automation systems (BAS)ElevatorsIrrigation systemsAccess control and security systemsGenerators (where applicable)Report any abnormal system conditions immediatelyProperty InspectionsConduct routine inspections of commercial properties.Identify safety hazards, maintenance deficiencies, and building concerns.Assist with correcting deficiencies in a timely manner.Ensure properties maintain a professional appearanceVendor CoordinationAssist contractors and vendors performing work on-site.Verify work areas are prepared for scheduled projects.Monitor vendor work and report concerns to the Building Engineer or Property Manager.Maintain positive working relationships with vendors and contractorsSafety & ComplianceFollow OSHA regulations and all company safety policies.Wear required personal protective equipment (PPE).Maintain clean, organized, and safe work areas.Assist with emergency building response as needed.Participate in safety meetings and required training.Education & ExperienceHigh School Diploma or GED required.Minimum three (3) years of commercial building maintenance, facilities maintenance, or related experience preferred.Experience working with commercial building systems preferredKnowledge and ability to utilize work order software.Ability to work independently with minimal supervision.Technical Knowledge & Industry ExperienceExperience utilizing Yardi Voyager work orders or similar computerized maintenance management systems (CMMS).Working knowledge of commercial property operations and preventative maintenance best practices.Familiarity with OSHA regulations and safe work practices.Basic understanding of commercial building codes and fire/life safety systems.Ability to maintain accurate maintenance records and complete work order documentation.Core CompetenciesStrong
