Leasing Associate

Job Summary Shows and leases apartments, town homes, or condominiums to prospective residents and supports the property's marketing plan. Essential Duties and Responsibilities Completes lease form or agreement and collects rental deposit. Ensures the “model” apartments and target apartments are ready for show; maintains work areas and office in a clean and orderly manner; maintains an awareness of the property’s curb appeal. Maintains thorough knowledge of lease terms, specifications, and all community policies. Applies required telephone and sales techniques. Stays knowledgeable of current market conditions. Knows current rental rates, sizes, locations, and all amenities of the property. Maintains contact with all apartment locator services and local businesses to provide informational material, updating periodically. Conducts “shopping” of competitive properties. Develops full knowledge of application information required, screening processes, and policies regarding rentals. Conducts outreach marketing at least once per week. Develops and maintains an ongoing resident retention program under the direction of the Community Manager. Participates actively in the renewal process. Maintains all resident and property files properly. Maintains and updates leasing and property information. Processes all required administrative forms, reports, and related information efficiently and timely. Reports unusual or extraordinary circumstances regarding the property or residents. Handles resident requests and complaints courteously and efficiently. Maintains a professional appearance and attitude at all times. Pursues educational opportunities and self‑improvement for personal growth and development. Assists the Assistant Manager in the collection of delinquent rents. Performs all other tasks as assigned. Supervisory Responsibilities This position has no supervisory responsibilities. Qualifications Education: High school diploma or GED. Experience: Two years related experience in property management or training preferred, or an equivalent combination of education and experience. Office Experience: Proficient in MS Office (email, Word, Excel); knowledge of office management systems and procedures; excellent time‑management skills; ability to multi‑task and prioritize work; attention to detail and problem‑solving skills. Language Skills: Ability to read and interpret documents such as emails, utility billings, financial documents, instructional documents, rental agreements, and procedure manuals. Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages. Reasoning Ability: Ability to add and subtract numbers, multiply and divide with 10’s and 100’s, and apply these operations to monetary amounts, weight measurements, volumes, and distances. Physical Demands: Ability to stand, walk, climb, balance, talk, hear, sit, stoop, kneel, and crouch; frequently lift and/or move up to 25 pounds, and on rare occasions more than 50 pounds; specific vision abilities include close, distance, color, peripheral, depth perception, and focus adjustment. Work Environment: Rare exposure to outside weather; occasional exposure to moving mechanical parts, high precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock; moderate noise level. Additional Job Information Regularly required to shift priorities and deadlines. Must have a valid driver’s license and liability insurance. May need to use a personal vehicle.
