Community Manager

Community Manager – Loveland, CO DAYS/HOURS REQUIRED: MONDAY – FRIDAY Responsibilities Overall supervision and performance of the property. Hires, trains and develops a competent team. Manages daily operations directly or indirectly such as review daily rent recommendations and identify opportunities to maximize income. Collects rents, implements timely legal delinquent rent procedures, ensures resident insurance compliance, screening criteria and resident retention procedures are implemented, and assures weekly reports are completed accurately. Approves invoices, ensures timely data input, and completes required reports. Reviews and analyzes monthly performance, completes variance reports, initiates annual budgets and forecasts. Identifies potential market challenges, educates staff and regional manager about competitors and conditions, and creates marketing plans. Ensures recurring contract work (unit cleaning, painting, landscaping) is bid out, compliance with insurance and lien waiver, monitors quality and timeliness. Ensures OSHA and safety procedures are implemented, conducts safety meetings, and maintains current MSDS. Identifies potential repairs or capital projects, ensures curb appeal meets standards. Reads, follows, and implements company handbooks, property policy manuals and governing documents. Qualifications Excellent problem solving, interpersonal, communication, and leadership/supervisory skills. 5 years as a Community Manager of 200+ units. Excellent sales skills. Ability to read, analyze, and interpret business periodicals and write reports. Proficiency in calculations (discounts, interest, commissions, etc.). Ability to solve practical problems with limited standardization. Knowledge of operations software: Outlook, Internet, Excel, and Word. Compensation & Benefits Salary: $80,000–$90,000 annually. Package includes 401(k) match, rental incentive and renewal compensation, bonuses, and rental discounts.
