Mobile Operating Engineer

Salary: $61,940 - 72,800 per year Requirements:

• We require a valid drivers license and a strong driving record.
• We require EPA Universal Certification.
• We need strong working knowledge of HVAC systems and building operations.
• We require a high school diploma or GED equivalent.
• We prefer completion of an apprenticeship program or trade school.
• We expect at least 3 years of related experience operating mechanical, electrical, and plumbing systems in a commercial property environment.
• We may require an appropriate trade license or permit, such as a Journeyman or Master Electrician license, or a relevant city certification.
• We may require Universal Technician certification for CFCs depending on local licensing rules.
• We expect basic computer proficiency in Outlook, Excel, and Word.
• We value experience with HVAC, heaters, pumps, refrigerant systems, compressors, and water systems.
• We need knowledge of energy management systems, techniques, and building operations.
• We need thorough understanding of building systems maintenance, operation, and repair.
• We may require the ability to work extended shifts, on-call assignments, or shift work, including periods without relief during urgent situations.

• We maintain the efficient operation and upkeep of HVAC, mechanical, electrical, and plumbing systems across assigned properties.
• We perform plumbing, electrical, and HVAC work as needed to support building operations.
• We service and maintain heating and cooling equipment such as DX units, pumps, fan coil units, VAVs, air distribution systems, package units, and split systems.
• We monitor, fine-tune, and troubleshoot mechanical equipment, controls, valves, thermostats, and diffusers to maintain occupant comfort.
• We inspect field conditions and complete necessary repairs or adjustments.
• We oversee energy management functions.
• We carry out general repairs and minor installations involving doors, ceilings, hand railings, floors, and other property components.
• We repair plumbing fixtures including water closets, urinals, flush valves, and lavatories.
• We complete preventive maintenance tasks such as changing filters, cleaning coils, flushing condensers, lubricating components, checking belts, replacing motors, aligning pulleys and shafts, and monitoring condensers and evaporators.
• We inspect electrical rooms, IT rooms, generators, fire pumps, sump pumps, and ejector pumps when applicable.
• We check emergency exits, exit signage, lights, and clear access to stairs and egress routes.
• We replace lamps, light fixtures, and signage, and ensure rooms remain clean and unobstructed.
• We perform fire and life safety inspections in line with NFPA, local requirements, and company standards.
• We document work completed and report activity to our supervisor.
• We respond quickly to emergencies, equipment failures, evacuations, and customer concerns.
• We follow all applicable codes, regulations, agency requirements, and company directives, while maintaining safe work practices.
• We complete required annual safety training and follow the company uniform and appearance standards.
• We travel between properties as needed and support mobile operations across Dallas/Fort Worth.
