Temporary Property ManagerThe temporary Property Manager is responsible for the day-to-day operation of the apartment community and building(s). Responsible for providing quality service to residents, efficient operation of the property and completion of required administrative tasks. Reports to the Regional Property Manager.This is a temporary position ending on or around December 31, 2026. The schedule increases partway through the assignment:Through August 2026: part-time, 24 hours per week (Monday, Wednesday, Thursday), serving Forest Hills, Ridgeway Village, and Riverside Manor 1 & 2.September 1 through December 31, 2026: full-time, 40 hours per week. Continues serving Forest Hills, Ridgeway Village, and Riverside Manor 1 & 2 on Monday, Wednesday, Thursday (24 hours) and adds The Pines on Tuesday, Friday (16 hours). This schedule requires working at multiple locations during the week.Essential functions include:Coding invoices in a timely and accurate manner for approval.Maintaining resident records to comply with appropriate affordable housing and state regulations.Maintaining property management software to accurately reflect the current operational circumstances at all times.On an ongoing basis, responsible for collection of rent and other income, and properly depositing and recording receipts in a timely manner.Preparing and delivering notices to residents (i.e., lease violations, termination, inspection, work order, etc.).Coordinating move in date with maintenance rent ready date.Managing the leasing process from initial application to move-in.Following and enforcing all fair housing and landlord tenant laws and regulations.Effectively marketing the property to ensure occupancy goals are met and build a positive community image of the property.Ensuring that the property meets financial performance goals.Managing customer service requests and ensuring timely and satisfactory completion.Collaborating with site team and residents to create and strengthen a healthy community, facilitate on-site communication, and monitor property goals.Maintaining waiting list in accordance with federal regulations. Ensuring that an appropriate number of applicants remain pre-qualified to ensure timely move-in when notice to vacate is received.Enforcing agency regulations, lease terms, and house rules.Ensuring that maintenance staff complete unit turns timely, process invoices timely, and maintain excellent curb appeal.Recruiting for their onsite team.Overseeing maintenance staff timecards are being accurately logged and submitted to be approved in the timecard reporting system.Accurately coding daily time in the timecard reporting system.Performing other related duties as assigned.Competencies include:Ability to effectively manage and solve problems.Ability to take direction from a supervisor.Excellent time management skills with a proven ability to meet deadlines.Ability to use a computer for utilizing property management software, word processing, spreadsheets, e-mail, & web browsing.Ability to write legibly.Ability to work in a collaborative manner, as a member of a site team.Excellent verbal and written communication skills to communicate effectively with people from diverse backgrounds.Ability to monitor budgets.Excellent interpersonal skills with good negotiation tactics.Ability to commit to the mission and values of the organization.Ability to be flexible to change work plans.Proactive and independent with the ability to take initiative.Ability to maintain a professional personal appearance.Ability to drive a car (and a valid driver's license) in order to run errands, etc.Ability to comprehend and effectively manage complex regulatory requirements.Ability to travel for training opportunities from time to time.Familiarity with laws, regulations, and best practices applicable to Fair Housing.Proficient with property management, Microsoft Office Suite, and other related software.Supervisory responsibilities include:YesWork environment includes:Office/building environmentTravel required includes:Limited; may be required to run errands or travel between properties as needed and attend periodic training events out of town.Education and experience includes:Education: High school diploma or equivalent required. Training in property or real estate management preferred.Experience: 1-2 years of hospitality, office management or administrative experience. Professional training may substitute for experience. Proficiency in Yardi property management software is required.
