Maintenance Supervisor - Heartwood at Lockwood Glen

Job Overview This role oversees technical and mechanical work to ensure building and community spaces meet cleanliness, safety, and functionality standards. Responsibilities Assist and complete work orders from resident requests and routine upkeep, diagnosing defects and repairing per policies. Oversee the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, completion of tasks, and final inspection. Develop and enforce standards for the cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, parking, and common areas. Inspect work performed by team members and contractors, assess effectiveness, and devise corrective action plans. Maintain inventory of spare parts and materials, ordering supplies within budgetary guidelines. Execute monthly preventative maintenance procedures. Assist the Community Manager in budgeting for repair, maintenance, and capital projects. Support cost‑cutting initiatives by repairing rather than replacing parts and conserving materials. Conduct safety meetings, keep MSDS sheets current, and stay compliant with OSHA and related regulations. Provide customer service by treating residents and colleagues with respect and addressing complaints promptly. Qualifications High school diploma, GED, or related experience and training. Experience in property maintenance, building maintenance, or a related trade. Own hand tools and have proficiency in their safe use. Logical problem‑solving skills. Excellent customer service and interpersonal communication. Proficiency in reading, writing, and verbal communication. Competent in internet, word processing, spreadsheets, and database applications; property management system experience preferred. Basic math skills (addition, subtraction, multiplication, division). Specialized Skills & Certifications EPA TypeI andII or Universal certification if working on sealed HVAC systems. All required state and local certifications. Valid driver’s license for golf cart operation, if applicable. Travel & Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas for extended periods. Operate inside and outside in all weather conditions. Push, pull, lift, and carry up to 25lb independently and 50lb with assistance. Local routine travel for meetings, training, or other required business. Flexible schedule that may include evening, weekend, and holiday calls. Compensation & Benefits Hourly rate: $35.00 – $37.00. Possible participation in bonus programs (quarterly/annual or weekly/monthly/quarterly, depending on role). Medical, dental, vision, disability, and life insurance.
