While specific responsibilities will vary based on location, the Maintenance Supervisor will be responsible for the physical asset management of the property and is on call 24/7 for maintenance emergencies. The ability to manage a staff, multi-task, and be adaptive to changing responsibilities while keeping a positive attitude are crucial. Strong communication and organizational skills are also key. This position is located in Aurora, Colorado.ScheduleMonday - Friday: 8:00 am - 4:00 pmThis role requires on-call availabilityResponsibilitiesEnsure effective administration of building systems including HVAC, boiler maintenance and moreRespond promptly and effectively to emergencies according to documented proceduresWork in coordination with staff, vendors, contractors and residents to promote and sustain the safety, cleanliness and upkeep of the building including daily property walks, work orders and preventative maintenance Keep detailed records of facilities maintenance for mechanical systems, pool and elevatorsSchedule, oversee and inspect all contractor work to ensure work is being completed according to project scopeBudgeting for supplies, equipment, and payroll costsSchedule and manage a maintenance/janitorial staffQualificationsAt least 5-years experience in managing multi-family facilitiesHVAC Certification preferred and ability to retainCertified Pool Operator must obtain within 30-days of employmentExceptional customer service skillsProficiency in basic computer operationExcellent interpersonal and communication skillsMust be a self-starter and able to multi-taskAbility to work in a fast-paced work environment which may require working holidays, weekends and nights based on needs at site location and in cases of emergencyStrong time management, organizational and problem-solving skillsAbility to assess, evaluate and recommend maintenance/replacement schedule for all building systemsCompensationHourly Rate Range for this position: $35.00 - $46.005% annual bonus programBenefits401(k) with a company matchMedical, Dental, Vision and Health Savings AccountsCompany Paid Life, AD&D, LTD, and STDPTOCompany Paid Family Leave ProgramTuition Reimbursement ProgramIt always has been and continues to be Draper and Kramer's policy that employees should be able to enjoy a work environment free from all forms of unlawful employment discrimination.
