In the multifamily space, we actively maximize cash-on-cash returns and capital appreciation by acquiring properties with upside through extensive renovation and improved management. Leveraging our unique homebuilding background and construction platform, we reposition these older properties as design-forward, affordable workforce housing alternatives to newer Class A product.

Our development history includes the successful entitlement, construction, marketing and sales of single- family homes, townhomes, mid-rise condominiums and apartments. Currently we are bringing to market two master-planned, destination-oriented communities offering a combined 5,000+ homes (both for sale and rental) over a 10-year time horizon. In addition, the company is also working on several individual apartment developments (1,000+ units).

Sr. Marketing Performance Specialist - San Diego, CA

Reports to:

Marketing Manager

Job Location & Hours:

This role is full-time and requires working 5 days per week at our office in Little Italy during the hours of 8am-5pm.

About the Role:

This role is centered on marketing strategy and performance across ColRich's portfolio, with an emphasis on broad marketing expertise — brand, strategy, digital, SEO, and emerging tools like AI marketing/GEO — rather than data analysis alone. Data and analytics support the work, but the focus is on using that information to make smart, strategic marketing recommendations, not simply reporting on numbers. This person sets marketing direction for the portfolio, directs the work of third-party marketing teams, and builds and oversees the processes that keep our marketing effective. Real estate or multifamily experience is helpful, but marketing expertise and leadership are the priority.

Specific responsibilities include:

• Lead marketing strategy and performance across all ColRich properties, applying best practices across digital, SEO, AI marketing/GEO, and other marketing channels.
• Direct and oversee third-party marketing teams — setting strategic direction, ensuring execution, and following through to results.
• Analyze performance data, including our Multifamily Thrive lifestyle/event program, and translate it into clear, strategic recommendations.
• Build and oversee marketing processes and reporting standards across the portfolio.
• Lead strategy for underperforming assets, coordinating partners and driving action to resolution.
• Partner with Asset Managers on portfolio strategy, including site visits and pre-tour reviews.
• Monitor emerging marketing technology and trends, adjusting ColRich's approach as needed.
• Provide ongoing support for ad hoc projects and special initiatives, managing a steady flow of one-off and priority tasks.

Requirements:

• 5+ years of experience in digital marketing, marketing strategy, and analytics, preferably within real estate.
• Strong understanding of marketing strategy and planning, with the ability to identify and execute effective tactics across multiple channels.
• Strong understanding of all common KPIs within digital marketing.
• Proven project management skills with a track record of meeting deadlines and managing competing priorities.
• Comfortable operating in a fast-paced environment with evolving responsibilities and the ability to wear multiple hats.
• Ability to work within budget constraints while maintaining a creative and solution-oriented mindset.
• Strong organizational skills and exceptional attention to detail.
• Excellent written and verbal communication skills.
• Proficiency in managing multiple priorities and consistently meeting deadlines.
• Advanced proficiency in Microsoft Office applications, particularly Excel.
• Ability to work both independently and collaboratively within a team environment.
• Ability to travel occasionally.
• A background in multifamily property operations is a significant advantage.

Benefits:

• Base salary ranging between $90,000 and $105,000
