Senior Project Manager

We are seeking an experienced Owner’s Representative/Senior Construction Project Manager with strong senior-level project management expertise to oversee the planning, design, procurement, construction, and closeout of an Austin, Texas-based interiors project. In this role, you will serve as the primary point of accountability throughout the project lifecycle, ensuring projects are delivered on schedule, within budget, and in accordance with quality, safety, and operational objectives. Responsibilities Act as the owner's representative and trusted advisor throughout all phases of project development and construction. Lead project planning, strategy development, and execution from concept through occupancy. Coordinate and manage relationships with architects, engineers, and contractors. Provide executive-level project reporting and recommendations to ownership and key stakeholders. Develop and maintain master project schedules and milestone tracking. Establish project budgets, cash flow and monitor expenditures against approved budgets. Review and negotiate contracts, scopes of work, proposals, and change orders. Manage project procurement activities and contractor selection processes. Monitor construction progress and proactively identify schedule or cost risks. Analyze and negotiate change order requests. Lead project meetings and ensure timely communication among all stakeholders. Conduct regular site visits to evaluate progress, quality, and compliance. Review construction documents for constructability, coordination, and cost implications. Ensure adherence to applicable building codes, permitting requirements, and safety regulations. Manage Requests for Information (RFIs), submittals, change orders, and claims resolution. Ensure compliance with contract requirements and project governance standards. Coordinate inspections, commissioning activities, punch lists, and project closeout. Qualifications Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate Development, or related field. 10+ years of construction project management experience with a focus on interiors. Strong understanding of design, construction, estimating, scheduling, procurement, and contract administration. Knowledge of Texas construction practices, permitting processes, and regulatory requirements. Proficiency with Microsoft Office Suite, Microsoft Project, Bluebeam, and project management software platforms. #J-18808-Ljbffr
