Director of Operations – Self Storage PortfolioLakewood, NJ | Five Towns, NY | Albany, NY$225,000–$300,000+ (Depending on Experience)A rapidly growing real estate investment company is seeking an experienced Director of Operations to oversee and optimize its expanding self-storage portfolio.The company currently operates five self-storage facilities across Albany, NY, New Jersey, New York City, Connecticut, and the Bronx, with plans to acquire and integrate an additional facility approximately every three months. The long-term goal is to significantly expand the portfolio, making this an exciting opportunity for someone who enjoys building scalable operations.Position Overview:This is a hands-on operational leadership role responsible for the day-to-day performance of the self-storage portfolio. The Director of Operations will oversee facility managers, implement operational systems, improve financial performance, optimize revenue management, and ensure every property is operating efficiently.Each facility has an on-site manager; however, this role is responsible for providing the leadership, accountability, and operational oversight needed to maximize performance across the portfolio.The ideal candidate is someone who has successfully operated real estate portfolios, enjoys improving processes, and is comfortable managing multiple properties in a fast-paced growth environment.Responsibilities:Oversee the day-to-day operations of a growing portfolio of self-storage facilities.Lead, mentor, and support on-site facility managers while ensuring accountability and consistent operational standards.Develop and implement systems, processes, and best practices that can scale as the portfolio grows.Monitor occupancy, rental rates, revenue management, collections, and overall property performance.Analyze operational and financial metrics to identify opportunities to increase revenue and improve profitability.Review and optimize vendor contracts, ensuring competitive pricing and high-quality service.Oversee staffing, hiring, scheduling, training, and employee performance across all locations.Ensure facilities are well-maintained, secure, and operating efficiently.Partner with ownership on acquisitions, operational integration of newly acquired facilities, and long-term growth initiatives.Travel regularly between portfolio locations to ensure consistent operational execution and support local management teams.Qualifications:7+ years of experience in real estate operations, self-storage operations, property operations, or multi-site operational leadership.Experience overseeing multiple locations and leading regional or portfolio-level operations.Strong financial and operational acumen, including budgeting, revenue management, expense control, and KPI analysis.Proven ability to build systems, improve operational efficiency, and scale growing organizations.Experience managing vendor relationships, contracts, and operational budgets.Strong leadership skills with the ability to coach, develop, and hold teams accountable.Excellent communication, organizational, and problem-solving abilities.Willingness to travel throughout the portfolio as needed.Self-storage experience is strongly preferred.
