Bellevue Towers is seeking an accomplished, hands-on General Manager to lead one of Columbia Hospitality Residential’s largest and most complex communities. Home to more than 1,500 homeowners and residents across 539 residences, Bellevue Towers operates with the scale and complexity of a small town while delivering the highly personalized service expected within a premier luxury residential community.

Our ideal candidate is first and foremost an exceptional hospitality leader with experience leading sophisticated luxury operations, sizable teams, and complex financial and operational responsibilities. This individual understands what it takes to create a five-star service culture, inspire high-performing teams, and consistently deliver exceptional experiences for homeowners and residents.

Equally important is the ability to build trust and credibility with an engaged Board of Directors. We’re seeking a confident, polished and collaborative leader who communicates effectively, welcomes direct feedback, exercises sound judgment, and can balance strategic priorities with hands-on operational leadership. Experience managing common-interest communities and partnering directly with Boards of Directors, developers, or ownership groups is strongly preferred.

What Success Looks Like:

Your Impact

• Provides overall direction, coordination and leadership for all departments at Bellevue Towers
• Leads and inspires a sizable, multidisciplinary team to consistently deliver an exceptional five-star hospitality experience for homeowners, residents and guests
• Builds and maintains an effective, trusted partnership with the Bellevue Towers Board of Directors, providing clear communication, sound operational guidance and consistent follow-through
• Adheres to annual budgeted expenses and partners with accounting to complete monthly financial reporting
• Provides timely review and approval of association expenses and works with department leaders to meet or exceed established budgetary guidelines
• Participates in preparation of the annual operating budget and financial plans which support the overall objectives of the property
• Creates and monitors annual operating goals, addressing all drivers including Financial, Resident, Infrastructure, and Learning and Growth
• Provides oversight of routine, preventative and emergency maintenance and repairs of common-area facilities, systems and equipment
• Ensures the building’s physical, mechanical, electrical and plumbing systems are functioning efficiently and all required building and system inspections are completed in a timely manner
• Protects and enhances the value of property assets through appropriate programs in maintenance, security, emergency preparedness, housekeeping and capital improvements
• Provides leadership and oversight for capital projects and major property initiatives
• Ensures the safety and security of homeowners, residents, guests and team members
• Analyzes resident feedback and works with department leaders to implement changes and service enhancements as necessary
• Provides open and effective lines of communication and addresses issues or concerns in a prompt and professional manner
• Directs the accurate and on-time preparation, production and distribution of all required reports
• Serves as a direct liaison to community organizations, city officials, industry associations and other key stakeholders
• Ensures all applicable standards, policies and procedures are fully implemented across departments
• Effectively manages the team, including recruiting, training, scheduling, development and performance management
• Provides timely formal assessment of individual team members in alignment with performance review policies and procedures
• Conducts training on job standards and areas of responsibility as needed
• Responds to after-hours calls and supports evenings, nights, weekends and holidays as required by the needs of the community
• Attends all board and committee meetings as required, these meetings often occur in the evenings and off hours.

What You Bring

• 7–10 years of luxury residential or hospitality management experience and/or training, or an equivalent combination of education and experience
• 2+ years of experience managing common-interest communities, is desired, including condominiums or HOAs, with direct partnership with Boards of Directors, developers, or ownership groups strongly preferred
• Proven leadership experience that empowers and inspires employees to meet and exceed standards
• Demonstrated understanding of luxury service delivery and service recovery with the ability to create exceptional experiences for sophisticated and discerning homeowners and residents
• Strong financial management skills, including budget management, expense control, forecasting and analysis of financial statements
• Strong general management skills, including time management, information analysis, planning and organizing, decision making, problem solving and delivery of results
• Strong people management skills, including coaching, motivating, delegating, scheduling and relationship-building
• Strong communication and relationship-building skills with the ability to effectively partner with Boards, residents, team members and other key stakeholders
• Ability to respond professionally and effectively to inquiries, concerns and direct feedback from residents, regulatory agencies, Boards or members of the business community
• Ability to read, analyze and interpret financial reports, legal documents and other technical materials relevant to the operation
• Ability to interpret technical instructions, diagrams or blueprints
• Must be flexible and able to perform multiple tasks and work effectively in high-pressure situations
